FarmHaus Apartments 1260 Balch Road, Madison, AL 35757

"Moved in this month so I will do one review and then continuously update but boom, they sell you really good on wanting to rent here, the prices are great and the community looks very nice but oh are they so disorganized. They put the apartment was on the 2nd floor just to find out upon moving in that it was on the 3rd floor. They said the unit was ready for move in immediately because we were staying in a Airbnb but then it wasn’t ready due to some “painting” causing us to have to extend our Airbnb and pay more money. They cleaned absolutely nothing. I had to clean the unit myself. The drawers had things in it, cabinets were filthy, I found huge toe nails on the floor, the washer was dirty. Just horrible and guaranteed they charged the last tenant a cleaning fee and didn’t do anything. They don’t know the set up process for the internet so we went days without internet and they have really bad cell service. Rebecca is the new manager but has no clue what she’s doing. They offer Jetty deposit services but they also don’t know how it works, they also told us two different things. One said they don’t take money orders and then Rebecca says they do. If I knew all of this upon moving in I would have just found somewhere else to go. It’s fasure not worth the headache."

"I’m not one to leave reviews but when I first moved in I enjoyed my stay, now I do not. I very highly recommend this place when i moved in and now I’m stealing people away. From the constant fees and extra charges to completely changing staff and changing the payment method that completely screwed people to being late, just not got my payment successful. When they were on the phone and guiding me through a sign up process it was signing me up for a credit card!!! The staff was even say “we hate this payment method” I grew up if it ain’t broke don’t fix it and this place is going down hill fast. Cannot wait to get out of my lease and find a property where they care about the people more. Talked with multiple people who are moving out read your reviews of this place and graystar properties."

"Do your research on Greystar before moving here! Multiple lawsuits for the same reasons in multiple different states and complexes. Office staff are very unprofessional or simply just untrained. They are constantly confused about EVERYTHING! I moved into Farmhaus July 2022 at the time it was by Watermark & was managed/ran VERY well. As soon as Greystar became the owners, EVERYTHING went downhill from the property maintenance, office staff, and professionalism. I’m not one to leave reviews but beware before renting from anything with Greystar name! Side note: I have been moved out since August 2023, and still have not received my security deposit due to them being confused/ and unprofessional and yes the apartment was left in exceptional condition and I was a very respectful tenant while there. ALSO who taught Marcus the “front desk receptionist” that it’s okay to hang up in someone’s face while they are contacting you about their owed money for any reason?? Office staff are the first person you come in contact with…his actions are a horrible representation of the company. As someone who works in customer service, please educate yourself on what that actually means, do better."

"The new management at FarmHaus has been a breath of fresh air. I’ve had a great experience here in comparison to other apartments I’ve rented in the area. I found my concerns when they’ve come up, were only met with dignified exchanges- which is shocking in this industry. The property and its grounds are updated, modern, and consistently clean. I’m so thrilled to be a part of this community, and look forward to continuing to renew my lease with them for years to come!!"

"FarmHaus is under new management and it has not been a smooth transition and has been going poorly. This includes aspects from trash management to communication with residents. They can’t keep email chains in order. Please tread cautiously when viewing this property as it looks pretty but can be a pain to live here."
