Rise Lakeview Apartments

"Absolutely terrible communication amongst "management". If you want something done, good luck getting ahold of anybody by phone or email. We were set to move out one month before our lease ended and called and emailed over 10x times (have receipts if needed) the week we were supposed to move out to ask about where to leave our keys/general move-out questions, but nobody answered the phone or email until at least 3 days later of trying to reach someone. I have written confirmation from Jerri Day that they confirmed our move-out on 1/10/2024, but was still charged a full month of rent for February and when we called, they said they never even confirmed our move-out. We moved in June of 2022 and the apartment was not even ready. We had movers scheduled but they told us 2 days before we were supposed to move in that the unit was not ready and we would need to delay all plans we made. Once we moved in, the carpet was not even cleaned and cleaners came at 9PM that night and made us leave so they could clean. The condition of the apartment seemed good but for our entirety of living there, there was white paint splatters EVERYWHERE on cabinets and the flooring from when the remodelers flung paint everywhere in attempts to get the place looking decent but bypassed any attention to detail. The shower tubs were painted with WHITE PAINT that peeled and clogged the drain CONSTANTLY. And to fix it, YOU will have to evacuate YOUR unit for 48 hours so the people can come and REDO the PAINT so basically the issue is a never-ending cycle that you will end up reaping the consequences of with a constantly clogged tub and paint peeling off the tiles (as that is what happens when you use cheap paint over tile that is constantly exposed to hot water and humidity). The place was overall not terrible to live in, but when it comes to the big things like move-in, move-out, and trying to reach someone, they absolutely fail at this. Nobody ever answers the phone, returns voicemails, or emails. There's a constant turnaround of different management and staff, but the consistency is in that they are never on the same page and never communicate with each other. They always claim they're busy or away at conferences (I have email receipts of all of this). Good luck trying to reach anybody. They'll probably be receptive to you if you're looking to rent (because they want your money) but once you move in, you're on your own."

"I've lived here for 3 years now. It's had it's ups and downs in the beginning, but I think the new property manager, Eric White and his team are really turning this place around. The maintenance team is fairly new and are doing a great job. My favorite thing about the apartments is the size. Price is comparable with other units around the area but the size of the apartments here is larger than other comparable apartments in the area. The location can't be beat. There are tons of things to walk to and do around the area."

"Been living here 3 years! Before the "renovations" late last year, Rise apartments was a good and affordable place to live at in comparison to other local downtown apartments. Now, you pay just as much as the local apartment competition (just checked at the time of this review, there are cheaper locations right across the street for the same size rooms) but without any swimming pool, gym, etc. Worst part, you'll also have to deal with the annoying bluetooth bathroom mirrors (cmon, why?) that will greet you with an obnoxious "bluetooth mode!" yell that can be heard threw the walls when you turn on the bathroom lights, still not accustomed to it after several months. Zero communication from the apartment management on how to fix the issue, you just have to live with it. That's basically the theme with Rise, you won't hear much form them unless they found a new way to charge you more money for the same service ($15 parking fee added but they removed the gates, huh?) The final straw was a glitch in their system to where my payment didn't go through my linked bank account (same from the very beginning) so I was immediately charged $100 for being late and since my bank account still doesn't work, I had to use a credit card and pay a $100 service fee"

"Have lived in these apartments for almost 7 years, meaning current owners are the 3rd leasing company I've dealt with for the same unit. We recently had a burst pipe in the unit over Christmas and the owners, in my case Eric White, were super responsive. They replaced everything damaged - blinds, carpet, drywall - with newer models used in their renovated units. The apartments themselves are in fantastic location. Walking distance to The Automatic, Bettola, Pepper Place, and Hop City. A rentable scooter ride from Railroad Park and downtown. An Uber to the airport is always around $15."

"I've only been here 3 months, and I can tell you now that unless there's a drastic change I won't be renewing. Once you sign the lease to stay here, you are completely forgotten. It takes 6 follow up emails to get a response for general questions, routine maintenance has to be filed as an emergency to even get someone to come out, (which also requires follow up). Oh, and the elevator has now been out for 2 weeks, and there is no sign of when it'll be back up and running. I genuinely hate leaving reviews like this, but I am trying to spare you all the trouble."
