"We constantly had a mold problem. They don’t let you know before they come in. It’s a pain to even contact management as they will simply not do anything to help. The entire time we lived there we did not have a mailbox key. Our neighbors were always outside doing drugs and it’s not a safe place for families. Highly recommend you scrolling past these apartments."
"I have rented from her for 9 years going on 10 years. She is amazing and when something goes wrong she gets it fixed asap. She genuinely cares about her tenants. If you ever have a problem she solves it. She makes sure you feel right at home at her properties. They are well maintained and very friendly. They make sure their tenants are taken care of and satisfied. She is the best landlord i have rented from. I highly recommend shoals property management to everyone!!!!"
"I lived at Regency Arms apartments for 11 or 11 1/2 months. My ex was the one that got apartment and everything was in his name. While we still lived together we never had issues with Tammy or the place. The one issue we did have was the air conditioning went out which was promptlly fixed. Now my ex up and moved out on me without my knowledge and this was on a Friday. That Monday I went and let Tammy know and she called him and asked if he was still living there. To which he told her no and he turned in his key to her which she later lied and said he didn't. I stood in the office talking to Tammy for an hour and a half. She let me know as long as I continued to pay the rent I could continue to live there. She also said "technically you aren't responsible for anything since your name isn't on the lease". I continued to pay the rent and not on time but I paid it when I could. I told her if she wanted anything extra she'd have to go after my ex since she rented to him. Like everyone else has stated my ceilings got moldy also. What started as a simple leak in the smoke detector which Tammy never got fixed turned into a nasty, moldy, and mildew mess. After a while the ceiling started cracking and looked like it was going to cave in. I had to call the building inspector before lazy sorry Tammy did anything about it. The crew she sent over didn't even fix it. They just put a band aid on it and the guy said to make it look good. Well it leaked again and into my bathroom. Mold and mildew formed again. I called the building inspector again and served Tammy a letter stating if she did not fix it I would seek legal action against her per Alabama tenant law. I ended up bailing and moving out. She was asking my ex for money but he didn't have a job and couldn't pay her. She rents to people that trash the place, have no jobs, and can't pay their rent then will try and take them to court. She's a snake and a con artist. DO NOT RENT FROM Shoals Property Management. They have a bad rep around town and the apartments at Regency are a disgusting mess. My ex does work with the plumbing company Tammy employs and he said our apartment was the best one there. He said ceilings are moldy and around the toilets are rotting. Before we moved in our apartment was a disgusting mess. The toilet was black inside and there was gunk all over the counters. She doesn't check the apartments like she is supposed to and have them cleaned. She'll tell you to clean it and that she'll knock $50 off the rent lol. If you do rent with SPM then look up the Alabama tenant landlord laws and learn your rights. If Tammy doesn't fix any maintenance issues you have the right to move out and not pay rent or sue her for the rent back. But if you stay contact the building inspector. He told me he's had to deal with her a couple of times."
"It's a last resort type of a place. I was unhappy the entire year I stayed at my place. I feel the rent is to high for what I had to deal with. My place had mold all in it. I had a huge hold above my head in my bath room that hd mold in. The foundation or just the structure is horrible because I could hear EVERYTHING!!!!!!!!!!!!!!!!!!!!!!!! THAT THEY DID! I STILL ANT GOT MY DEPOSIT YET AND IT'S BEEN A MTH AND A COUPLE OF WEEKS."
"The worst place ever. Mold everywhere. Tammy is always calling with the worst attitude ever, complaining about everything. Maintance guy walks in without letting you know a few days before hand. She kept our deposit and because we broke the lease. When really shes the one that kicked us out!"
