"Truly an awesome property & staff! I can not say enough about how much I love living here. I’ve been here for 8 years and some of the employees have been here longer. Super cute events, great pool and they have free gas grills for bbqs!!! Awesome activities at no charge too!! The maintenance staff is so friendly and's helpful, Hal and Luis are the best!"
"Would highly advise against living here. The management is awful. They ignore any and all requests in regards to taking care of the property. We had issues with animals in our ceiling (not on the roof, actually INSIDE the ceiling) and they ignored every request we submit to take care of this. The apartments are far from sound proof as well. We lived on the second floor and our apartment was constantly shaking whenever someone beneath us closed a door. We can constantly hear the conversations other tenants are having regardless of where we were in the apartment. The smell of weed was constantly permeating through out the apartment, and we weren't even smokers. The layout of the apartment was also awful, not allowing for much options with furniture layout. Additionally, the windows were awfully dirty. They never cleaned them once. We couldn't even see through our bedroom window throughout the entire 2 years we spent in this place. Prepare for astronomical increases to your rent each year too. It's an 11% increase each year. The terrible upkeep of the premises simply doesn't justify this increase. With how terrible the office workers are here, there's no excuse for these tiny apartments to be $1000 a month. This run down facility shouldn't be charging more than $500 for these unlivable spaces. They also claim to have a pest control service, but in fact, they do not. We constantly had issues with spiders, silverfish, centipedes, and ants, even though we kept the apartment clean. In short, don't waste your time here. They don't deserve your money. They don't care about upkeep. Edit: In response to the reply, I would like to add a few things. The pest control request I sent was NOT closed out, like they had said. I submitted it late at night, and as soon as the office opened the next day, it was "resolved". Considering their lack of care to try and resolve this, having simply dismissed it without ever trying, I knew resubmitting a pest control request would be worthless. As to why I chose to renew my lease, it simply came down to not wanting to bother trying to find a new place just yet, even if it did mean that we'd end up paying 11% more a month for a shabby room. That changed a year later, when I had simply had enough of living in that dump any longer."
"I was very pleased with my apartment. It was clean and quiet. Everybody was very friendly and eager to help with anything I needed. The snow was always cleared when I would leave for work and I left very early in the morning 5:30am. When something went wrong I never had to wait for someone to come out and fix it. They were there right away. The pool is great. I totally recommend Kings Arms for a great place to live"
"We lived at Kings Arms Apart for almost 8 years. Our daughter enjoyed this place so much, there is a nice, large , beautiful green meadow ( with a playgroung, pool, creek, beautiful nature, etc). The staff is great, always ready to help with whatever we need all those years. I appreciate very much all of them. The location is great, close to everything needed. The school district is another plus in this area, Utica District."
