"I have lived at The Valley (formerly The Genesis Kent) for 3 years with my partner in a 2bed/1bath townhouse and have been through multiple management changes, and I will say the current property management company Gold Zone and their staff has been amazing since they took over in 2023. Ethan and Miles in the office are fantastic and have taken great care of us, we are happy tenants and enjoy this property and all of the newest updates. The brand new gym is very nice and the parking lots were repaved in the last year. The maintenance team run by Shannon is amazing and respond to maintenance requests timely and efficiently, always there to help for the smallest or largest of concerns. We truly feel like this management company cares about us as residents. For the price of rent I do wish that the gas and electric could’ve stayed included as it was in the past, however not expensive or deal breaker. I would recommend this property for any future tenants looking for a nice relaxed community away from the busy area of Kent. It is safe and quiet and a great place to live."
"Moving here was the worst decision i’ve made in a long time. I haven’t complained about something more than I have this place. It was dirty the day of move in, like so dirty to the point where we couldn’t move in till it was cleaned. The cleaning people took 1 hour to get there and then almost 2 hours to clean it. Actually the problems started before we even moved in but I won’t get to that because I don’t have enough time. I am too busy worrying about the problems in my apartment. So anyway, we had to wait 3 hours till we could even move in and then our ac was broken and still is, our dishwasher, washing machine, and lock and front door were all broken. Just bad so don’t recommend unless you are a psycho and enjoy terrible times."
"we recently (a week ago)moved to the apartments. It was the worst decision i took in recent times. There are bed bugs in the room and the maintaince staff were not responding to the calls. Our burners were not working, we have water cloging problem in bath tub and almost every door lock doesn't work properly. I was suffering with the bed bug bites and visiting health centre daily from 1 week. Please slove our problems."
"my boyfriend and i have lived here for a year and we have nothing but bad things to say about our entire living experience. before deciding to move here, i read quite a bit of negative reviews but i thought, “well i’m sure it can’t be THAT bad, some people just have high standards and it’s a college apartment so you can’t really expect too much”. but over the course of the past 12 months we have experienced everything bad and worse. here’s a list of just SOME of the things we’ve dealt with: - horrible leak 1 day after moving in that took them a week to fix (no, they did not offer anything to help soak up the water nor did they fix any damages. no, they did not check for black mold even after we expressed concern). - broken AC for the entirety of the time here. countless emails, calls, in person visits, and threats of lawyers due to their refusal to fix the AC even during 90+ degree days, not to mention we have two cats that were overheating. the only thing they did was hook up a portable AC unit in the two story apartment that obviously only cooled the one room it was in. we had our own fans everywhere else. - countless birds coming into the apartment via the fire place. - broken dishwasher, replaced with an even worse quality dishwasher that hardly works - expired fire extinguishers upon move in that weren’t replaced until a month later. - broken screen door that was not fixed until 9 months after the initial maintenance request. - complex wide ant infestation that lasted two months. - patio door lock was broken and it wasn’t properly fixed until a week after maintenance request, meaning we had to sleep at night with a door to our apartment unlocked so anyone could come in if they wanted to. there is so much else to say but i don’t have enough time in the world to get into everything. all things considered, i would not suggest this complex to anyone. especially since the rent is WAY too expensive to be dealing with ANY of the things we’ve dealt with. everyone who works here is incompetent and horrible at problem solving and conflict resolution. do yourself a favor and LIVE LITERALLY ANYWHERE ELSE."
"I wrote a review with the last owners and I’m back for an update. The new owners took over and we decided it was in our best interest to avoid living here again. One month before our lease ended our new lease overlapped, so we decided to move early while still paying rent at The Genesis. When management discovered we were moving even after we reassured them that we’d pay for our final month, that did something that is illegal in Ohio. It’s called self-help eviction. They gave maintenance permission to go into our apartment without our notice and they began throwing away our furniture and items that had not been moved to the new house yet. We didn’t take them to court because they agreed to end our lease as soon as we reported them to the Fair Housing Act and we got our full refund. New management cannot be trusted. I recommend getting a camera for your apartment because clearly they are willing to break laws and violate privacy. They try to kill you with kindness and feel that they can take advantage of college students who are living on their own for the first time. To be fair, in the eyes of a disgusting, money hungry corporation we are an easy target.."
