"I have been a dedicated resident here for a few years. I have lived here since I was a junior in college and I still live here because I work in the area now. The place has gone downhill in my opinion. My biggest problem is the customer service in the office. One of the workers is not friendly at all! Also, my building smells like cigarette smoke! It is foul and gross. It specifically says on their website this is a smoke-free apartment complex. I have wrote emails and called, there is nothing being done about this. They should make some buildings- smoking is okay and warn residents because I have a cat who has a ton of allergies. Also, the furniture was in terrible shape when I moved into my apartment, I called and told them about it. I hope I do not have to pay for it when It was horrible before I moved it. I loved living here as long as I have, but this lease has been a disappointment. Not to mention Building K lost WIFI in October of 2023 for basically 3 weeks. My job is partially remote so it was horrible. I will live here one more year before I move on."

"Not the worst experience I've had, but not outright the best either. Internet here is insanely shotty, I'd recommend paying for your own service instead of relying on theirs because it goes out constantly, and the customer support for it is terrible. Pipes creak a lot in the colder months and make a lot of noise, but you eventually get used to it. My biggest complaint other than that is parking can be kind of a nightmare, especially if you live farther from the big lot they have like I do. Other than that, it's not bad. Staff in the office are always very friendly, and the maintenance people are always very quick to fix issues when you put in a work order, and are also really nice. The one I've seen the most, I believe his name is Brian, is awesome, I love that dude. Rent is kind of high, but for a place that comes as nicely pre-furnished as it did, and with how close it is to campus, I'd say it's worth it."

"Hit or miss. The apartment that I am in seems to be on the poor end of the spectrum. I have friends in other buildings and their apartments are much nicer than mine, as well as their furniture being in better condition. I was given a leather couch with a poor quality fabric covering, and the leather chair is ripped. Additionally, we got mice within the first month. The mice came in from the walls, and not from food being left out. It took maintenance two days to address the issue even though they were not backed up. The heat knocks and is impossible to do work or relax. I am paying $740 a month for a room I cannot sleep in. The office did not inform me that the maintenance man was sick, and have been waiting for four days for them to readdress the issue as the first time they only made it worse. I am thankful that all of these issues arose before renewing. Save your money and your time- dont rent here."

"I’ve only lived here since early July, but I love for the most part. I got stuck with an upstairs neighbor from h*ll, but the staff have been beyond kind and helpful in fixing the issues that have been caused by that person. They are always willing to help and they want to help you as fast as possible, always. I also have to commend the maintenance man Brian. He is superb at his job. He explains everything very well, has always been there in the multiple freak maintenance emergencies that I’ve had, and he’s overall just a really nice and funny guy. I feel respected here as a person and not just as a resident, something I never had at my previous complex. The price is a bit steep for what it is, but the staff and the amenities absolutely make up for that. I would recommend University Oaks to any Kent State students. EDIT: One of the desk workers here has been wildly rude to me and every other resident that lives here. Anyone living here knows who I’m talking about. I tried to give her the benefit of the doubt. Maybe she was just having bad days. But no, she’s beyond rude to every resident she interacts with and she has the most foul attitude I’ve ever encountered. I get that people have things going on; but I have a wildly difficult personal life and I have never ever treated someone with such disdain and pure rudeness as she has. She ruins the reputation of the office staff for every single other person that works there and is so kind. I say with confidence that she is the absolute rudest person I’ve ever met in my entire life and that she alone is capable of souring one’s experience living here."

"University Oaks has been my home for the past three months. I live in a one bedroom apartment. I was moving from Europe which was very stressful but the staff were so helpful and did everything they could to make it as smooth as possible. My apartment is fully furnished by choice and it is fantastic. I have so much room and everything I need. During the warmer months I spent lots of time on my balcony. During the colder months I am never worried about the temperature as heat is included! It makes it so cosy and warm. The facilities on site are amazing. I use the gym almost every morning. There is also free printing if you bring your own paper. The laundry is a great service and so cheap. Sometime I meet people at the club house to just hang out or study. The staff are so friendly, helpful and always there. Security circle the premises quite often which makes me feel very safe. Once I had to call them in the middle of the night and they were on site within 4 minutes. I have already renewed for the following year as I love it here. It's been so easy, safe, secure and comfortable. I couldn't ask for better. The maintenance team are also incredible and always on hand to fix anything - day or night! The bus stops 3 minutes walk away from my apartment, there are so many facilities near by including Acme, Drugmart and various restaurants. Theres also lots of parking on site and guest parking too. I researched a lot before I moved and for someone without a car and furniture this space is amazing. Having looked around this place has everything except electricity included which is just incredible. My electric bill is around $20 a month. I spend a lot of time in the apartment so I'm guessing this is the upper end of the scale which is still so reasonable. If you are considering moving - I can't recommend it enough!"
