"This is a delayed review as I moved out of the Cliffs in February of this year. I lived in the building at 887 Lafayette. My last 4 months there were traumatizing. We had an overwhelming rat infestation. I remember hearing scratches at all hours of the night. Seeing rats scurry across the floor. Finding droppings everywhere. Not being able to use the oven because of a god awful stench that would fill the room as it heated up. Maintenance came a couple times to fill the holes with spray foam but the rats chewed through it. The office didn’t call in a proper pest control expert until after I reported the issue to the health department. The place was seriously not fit for habitation. Heat is “included” but inside temps regularly got into the mid 50s during the winter. Don’t get me started on the office employee Iris. Upon move-in we got keys that didn’t work. You never know what mood she’s gonna be in, but likely grumpy. There was a pool advertised but it never opened in the 2.5 years we lived here. It’s in such disrepair. I’m glad I’m gone. It is close to some nice parks though! Like Mt. Storm and Dunore Park."

"I don't know where to start with this review. Recently, whenever a contractor or maintenance comes into my apartment, they leave it looking worse than what it looked like before they came. They came last week to 'fix a leak' and they took out the sink and counter, when they put it back a piece of the corner is missing. The leak was something wrong with the apartment prior to me moving in, which they decided to fix over 2 years later. My vents started peeling earlier this year and now look rusted, and that issue has yet to be addressed. The shelves in my linen were taken out in August to fix a leak and have not be replaced since, even though maintenance have returned on numerous occasions. My biggest issue, however, was receiving an eviction notice after I had paid my rent telling me I had to vacate within 3 days of legal action would be taken. When I discussed this with the property manager, she said it was because she left early and she was unaware it had been paid. I remember thinking I always check with my coworkers about anything I may have missed when I leave work early, so why wouldn't you do the same. Now, they need to check fire alarms but have yet to return the one they took down in August to its proper place. The pictures are from today"
"My family and I lived at The Cliffs Apartments for about ten years, and it provided great value at the price point we could afford. My favorite aspects: reasonable deposit/move-in expense; recycling; dish washers; competent management and maintenance; central location to nearly everything, on great bus routes (#51 crosstown, #17  uptown/downtown); close to Xavier University, University of Cincinnati, and Cincinnati State; true urban living with diverse neighbors; walkable to Clifton, Northside, and Avondale (plus OTR/downtown if you don't mind a trek); at the foot of Mt. Storm, a beautiful park; on-site pool and dog park; pet friendly; trash, gas and water included in rent; mid-century modern architecture; great neighborhood views. So, who might not want to live here? The only people who might not enjoy living in this complex are those who do not appreciate the value at the price point (since each of us have different values!). Namely, if you do not appreciate diverse neighbors, or if you are not seeking urban apartment living (if you NEED the privacy that comes with a house, be honest with yourself!), or if you have exacting standards of superior, proactive maintenance, you may want to look elsewhere. Otherwise, any issues you face at The Cliffs Apartments will be surmountable with the helpful support of the professional staff. They expect tenants to be good neighbors, and they seek to keep the property in good condition, so you will not have to endure substandard conditions so long as you are willing to call in with any concerns. From Day One, communicate about any concerns you have, and you will receive honest support. We lived in a 2-br, 1-ba basement unit first, with windows at ground level. We liked how this allowed our young kids to run around without bothering any downstairs or upstairs neighbors. As they grew, we upgraded to a 3-br, 2-ba unit. This move gained us a porch, hardwood floors, copious windows, and neighbors who were also families. We lived here before and throughout the pandemic. I enjoy having my windows open, which let in more noise in. During the pandemic years, many families who lived near us were experiencing financial and life strains, so it was possible to hear loud arguing through the walls at times. When neighborly noise became unreasonable, the office staff addressed our concerns promptly and effectively. Communication with the office staff is the way to make your stay at The Cliffs Apartments a great one. I could not be happier with our ten-year stay in two different units. I personally thank all the professional staff members who treated me humanely and professionally during my stay. I felt seen, heard and valued, which I have only sometimes experienced in my 25 years of renting. We moved out only to leave town to build a home. In my time, I saw other families live here while saving up for their future home. Maybe your family will be able to save up to own a home while living here, too. :-) All this said, the crowd IS diverse: college roommates, young professionals, older adults, singles, couples, families. Folks of all abilities, races/ethnicities and gender identities live here, and I believe all of us can feel safe here."
"I Absolutely LOVED living here at the cliffs apartments and these apartments will FOREVER hold a special place in my heart!!! I moved away in 2022 and I will forever miss living here at these apartments. I moved here in 2016 and I had a pleasure of being a tenant to Former manager Chelsea. She was so sweet, nice and very professional. She would go above and beyond with any requests or questions you may have. Iris and Jessica are the managers now and they're the most professional, nicest, understanding managers you could ask for. They went above and beyond for me during my 6 years at the cliffs. The neighborhoods are extremely quite and walkable. Very safe and comfortable. Clifton is a great area to live. If your looking for a place to call home. This is the place for you. Thank you Iris and Jessica for everything!"
