"I just moved in here a few weeks ago and I love it! Living here has been so nice, as well as the maintenance team and the SPS staff. I love my new home!"
"If I could give this place zero stars I would. But I can't. From SPS to the building itself, nothing was good about this place. Be warned if you are looking to move in! Honestly this place is horrible, for the entire last month that we lived here there was a homeless man that lived in the hallway/stairwell, we called SPS to tell them and they just didn't answer. I can say that SPS really didn't care about us or our unit while we lived here. We called to tell them before we moved in that there was some problems with the laminate, with the doors, and a couple other things they said they would send someone out to fix it, never happened. There is never any parking because people own like six cars and just leave them in the same spots. If you ever catch any of the construction workers while they are leaving and talk to them, they will tell you that almost every unit in this building has pests. They'll also tell you that the building has foundational issues! Not only did I put in maintenance requests, but I would also call to ask about why it has been weeks and no one has come out to fix these things, and they always said that they would send someone out. No one ever came. We were also told before moving in that Snowball pest control comes every other week. We lived here from March till November they came five times. After the last time they came we started to have a pest problem. SPS told us that we would have to pay for our unit and neighboring units to be sprayed if they deemed it our fault. After multiple phone calls, and me telling them that if we didn't have any issues in our last apartment and after five months of living here we start dealing with it, its from the building they finally decided to send someone to spray our unit. We had to argue with SPS so much that they eventually blocked my boyfriend's number. On multiple occasions we have been on the phone with SPS trying to deal with the issues and they will just hang up in the middle of the call. Then when you can finally talk to them again they will say that they have had a lot of people just quit. If they have so many people quitting what does that say about them. On multiple occasions, we also had just random children OPEN our apartment door and WALK in. These same kids also play in the halls at all hours, it will be 3am and you can hear these kids running up and down the hall, and screaming. If you are moving here and don't have an air purifier, buy one. You will need one because of how bad the place smells of pot in the halls. The second you open your apartment door your whole unit will smell. If you try to do laundry, you'll have to sit down there because people will take your stuff out when its done and throw it away. So if you are looking to move in here, it is a lovely place if you enjoy having to park far from your home, not have any of your problems solved, deal with rude property managers, have people living in the halls, the smell of pot, random kids walking into your apartment, and so many more issues."
"I have been back and forth about writing this review but ive decided that you all should know the truth about SPS. Me and my fiance were looking for our first apartment in March of 2022. SPS was suggested by a friend who was currently renting and said that they were great so I trusted her.I was met with Jon from SPS to do multiple walkthroughs. When we toured the grand vista there was a mildew smell along with a strong smell of urine from the basement units. During the walk through I asked specifically if there were any problems with Pests. I was met with the answer “no” and that they spray every three months for pests. Me and my family moved in June 11th and by August there was a pest problem in our unit. I will give to SPS that for the first 6 months, they were somewhat helpful by getting Snowball pest control to spay. Unfortunately by february SPS stopped sending Pest control even though we had requested to be sprayed every 2 weeks. We were informed that most if not all of the units have to be sprayed due to active pests. Our ceiling has had multiple leaks/Water damage and has damaged our property and SPS did not address the damage. Our bathroom shower wall was painted to cover up the tile and it is peeling off in 3x3 square. Safety is also a concern when it comes to Grand Vista. My fiance had his Catalytic converter stolen off his car in the middle of the night. We attempted to get help from SPS but they stated that they do not have cameras in the parking lot and could not help. Also one of the lights are broken. As for the parking lot there are not enough spots and they will tell you to park on the street. With my time at Grand vista my Neighbor has had 4 Cars but only have 2 people that can drive. Fights and cops are nothing new in this neighborhood. ATF (alcohol Tobacco and Firearms )came to look for a previous resident, Cops game during a domestic dispute, Cops came to Break up a fight in the parking lot. Needless to say, police actively or being called is nothing new to this apartment complex. Nighbors and dog poop Me and Fiance work from home and Attend meeting virtual meetings. We are met with a screaming special needs child in the hallway ALONE. This is a common situation. One night I decided it was enough so i knocked on the door but not one answers and i assumed they left the children home alone With saying all that we were good tenants, College Educated, Always pay rent on time, Minding our business and putting in maintenance requests when needed but SPS has decided to not renew our lease and could not give us reasoning. SPS will be renting out our apartment July 14 and will be raising the rent from $995 to $1,195, If you are ok with the listed above this is the place you want to call home. With SPS they give you what you pay for."
"The only thing this building really has going for it is it's proximity to Pleasant Ridge Square. When I toured there were visible bug traps, the breaker box was painted over so thickly I could not open it. The building's door to the mail and laundry areas was propped open with a rock and someone's mailbox had a note to not mess with it if one was not the renter nor the postal system. I wanted to post this since there are only like 6 pictures online that mostly show the newly remodeled kitchen"
