"Maintenance isn’t good . My shower head in my master bathroom broke off and I submitted an online request 11/27 and it is not 12/7 and irs not fix nor have I’ve been updated. Maintenance guy came and looked and said he needs certain parts and will have to cut dry wall out and this and that but still nothing. This is a nice quiet and beautiful place but maintenance and the property management needs serious work."
"(Crosspost review w/ Birgo’s Google company profile) If you want to rent from a place that’s riddled with corporate bureaucracy, lack of communication, inattentive landlords, and misguided, slim messaging about payments that could end you and your roommates up in DEBT COLLECTIONS, then rent from this place. This is what I’m dealing with right now. I rented from Trails of Mariemont from July 2022 - July 2023 in Cincinnati, Ohio. In May of 2023, Birgo bought out Trails of Mariemont. Our landlord switched to Hannah Bohmer. In the 2 months that I had left at TOM, I never met Hannah in person. This wasn’t because of lack of trying. She was NEVER in the office in the time that I was there, which was during working hours. This kind of sucked because I wanted to make sure that EVERYTHING WAS GOOD BEFORE MOVING OUT. There were weeks prior to move out where I would walk to her office everyday to see if she was there… nothing. Would call her on top of that w/ voicemail… nothing again. Would call the next day… guess what, nothing. This was a repeated cycle up until we moved out. Maintenance had even left a couple of notes on her desk too (or at least I was told). Nothing. Then the move happened on 7/31/23. In my lease with the lender prior to the Birgo buyout, I had opted for security deposit insurance with Rhino, which was to cover an amount of my finances after move out in lieu of a security deposit. It is Birgo’s job to uphold this. Without ANY written statement, email, or call, Birgo charged me around $550 for apartment damages. This charge was to be due on 8/16, but I DID NOT KNOW ABOUT THIS MOVE OUT BILL UNTIL RHINO ALERTED ME ABOUT A $143 CLAIM FOR “loss of rent” ON 9/8. There was a lack of transparency between Rhino and what it was going to cover on my final bill, as the rent portal on 9/8 DID NOT SHOW RHINO AT ALL on my portal. And yet I was already being charged by them? So starting 9/8/23, I called Hannah. I started calling her more than a couple of times that week. Every time I’d call, I’d leave a message. The message was always the same — “do I pay to the portal, to Rhino and they cover it, or a combination of both”? A simple question that can be answered in one phone call and an account lookup. I was aware that Rhino may not cover everything as I had re-read their contract, but I wanted to clarify if I needed to pay both or Rhino. She never called me back, but sent me a message on 9/12-9/13. I read it, and was a bit confused with the wording of “ledger”: Rhino’s ledger or the portal’s ledger? So I pressed a bit more to try and clarify the matter further. She NEVER responded to me afterwards. I called her a couple more times, and again, nothing. I went back up to Cincinnati on Wednesday, Sept. 20, and left a PHYSICAL NOTE for clarification on Hannah Bohmer’s desk that I then made sure to watch the maintenance guy (Shawn Thompson) sign and write. He said she’d be back in the office on Friday (9/22), so she should get it. STILL, NOTHING. Fast forward to 9/29, just a few days ago. I get a message from Hunter Warfield, a debt collector, alerting me that my portal was sent to them. Oh, and now, on 9/29, the Rhino amount had FINALLY ran through to my portal, showing they were going to cover just the $143, and the run through was actually on 9/6?? Why did I not see it on 9/8 if it ran through earlier than I was notified?!? Also, this means that this info is outdated and incorrect. I understand that buyouts can be messy, and it could led to tenant needs being neglected. But this is unacceptable. With the amount I tried to follow up with Hannah Bohmer to try to clarify, both digitally and in-person, the only answer to her and Birgo’s lack of communication is negligence and some unorganized corporate bureaucracy. And now it’s costing me my mental health, and possibly my credit score. I will continue to attempt to get in contact with Birgo so I can get this issue and debt settled hopefully with them ASAP, as I’m still more than happy to work with them still if possible. DO NOT RENT FROM THIS COMPANY."
"I was recently hired by the trails at Mariemont (Hannah) to cater a tenant appreciation event that they held . I had a chance to meet a lot of the residents and staff, and they were all very kind. The apartments looked very nice from what I could see and the staff really seemed to care about the tenants. If you're in the market for an apartment, I highly recommend checking this place out !"
"Update: after emailing the regional property manager and uploading this review, I finally received an email back with a half hearted response. It’s a sign of great customer service when residents can’t get responses from their property manager within a week but a Google review gets a response in under 3 hours. ————————— This apartment complex is phenomenal, and for our first year here I would have given it 5 stars. However, as of June 1st, we no longer have the wonderful Annette who is mentioned in many other reviews. Instead, it is now under the management of Birgo Realty, an unprofessional, unprepared mess of a property management company without the experience to manage properties of this quality or price. Our property manager Hannah is “in the office” Tuesday and Friday, and will not respond to any contact outside of those days. Even during those days, getting a hold of her is nearly impossible. It has taken 4 days for our next door neighbor to get a response to a text, and I am in the middle of waiting for a week for a response back about my new lease, which I would need to sign in 13 days as of today. Maintenance has been incredibly delayed, and for all of these “wonderful improvements” they are attempting to raise our rent 11.5% after we have lived here 1 year and never missed a rent payment. Until Birgo no longer manages this property, I unfortunately cannot recommend living here despite how incredible the buildings and amenities are."
"Living here for about 5 years now and don’t have a negative thing to say, views are beautiful, great location, if any maintenance issues occur they are handled quickly… but the best part hands down is having the wonderful Mrs. Annette there walking us along every step of the way. From moving in to communicating any changes or information needed, . Having the consistence of a familiar face had made a world of a difference."
