"I lived at the preserve at Sagebrook for around 9 months. All things considered it was a good experience. The apartment had multiple issues when I moved in but the staff both office and maintenance were very attentive and seemed to care about getting it fixed. At one point the head of maintenance even gave me his personal number in case of emergency. My unit was fairly up to date, carpet was newer and it had been freshly painted upon move in, paint was a little sloppy but it was temporary for me. During my residency over the range microwaves and new backsplashes were added which was a nice facelift on the overall look. The only real cons are difficult for anyone to control. Trash at times overflows as mentioned in many other reviews, but with that many residents and people moving out and throwing away large items it happens. But this is not an every day issue just pops up here and there. There are some difficult tenants there which do not clean up after themselves or their animals which is a real issue but there were visible efforts by the staff to address it although with only limited success. My biggest complaint is another difficult to control..... crazy amounts of duck feces all over the place. Not the facilities fault but my dog has and allergy to it and was quite a problem for us. The pros. My unit was clean, most of the residents were very nice. The amenities were well maintained and staff again the best you could hope for. It was relatively quiet for as many people that lived there with no crime to speak of. Lots of room for kids to play and a diverse age group of kids made it easy for my little ones to make friends. At the end of the day, its not perfect by any means but I'd recommend anyone to look at this apartment complex as an option for short or long term residency."

I worked there as a maintenance tech for years, and I can say from experience that the office staff is very understanding and friendly. They are very knowledgeable and love to help in any way they can. The maintenance team is experienced, swift, and efficient and wants every resident to be comfortable and confident in their home. The residents are the perfect neighbors anyone can ask for. The management company Morgan Properties treats every resident and staff member as a loved family member. From living and working at the preserve at sagebrook, I can confidently say that if you are looking to find a new home that you can be proud of, the preserve at sagebrook is the way to go."
"My partner and I have decided not to lease at the Preserve at Sagebrook. Here was our pre-move in fees. 100- application fee 150- another fee after approval 300- per fee Upon moving in, in addition to rent, there were 3 non-negotiable additional charges 55- internet 4- pest control 10 lawn care There was also a “$25-$35 per person water bill.” We were looking at ~3,200 dollars in move-in costs alone. Now, these fees alone were not our reason to discontinue our tenancy process. It was the fact that there were nonnegotiable, fixed prices that, instead of adding them to the advertised price of the unit, seemed to be hidden to folks searching online. I don’t see anything wrong with charging for electric/water/pests/lawn care but if I am paying Sagebrook I want that to be in rent, not in a million other little charges. Their sales pitch completely turned me off once I heard that. The community was fine, clean, seemed relatively safe with competent and kind staff. Amenity location was centralized. Was informed of yearly and non-yearly inspections of the inside of your property. Internet offered was, I believe, 500 megabyte download speed if that is important to you. Unit price increased ~$100 for vinyl floors. Was informed there were parking areas near homes that became quite congested. So, tldr; with many fees to begin tenancy, monthly nonnegotiable fees not factored into the price of the unit, and fairly high rental prices altogether, I do not believe the price fits the value you gain by living here. If you are someone who enjoys paying near-market value for a rental property I suggest you look elsewhere."
"Partial disclaimer: I likely got a bad unit. First, credit where it's due: early on my dishwasher broke and it was replaced promptly. All my work orders were completed* in a timely manner. Now... When I moved in, there was a strange odor that never went away; the bedroom, bathroom, and walk-in closet doors didn't close all the way; and a drawer was broken. *It took two work orders for them to fix the drawer (did nothing the first time). My kitchen cabinets/drawers were painted with regular paint (inside and out), so when I initially tried to clean them (with just Mr. Clean Clean Freak) the paint just started dissolving and smearing. The paint(dry) also scraped off of the shelves just from taking dishes off. None of the lights are the same color (kitchen is more white, dining area and bathroom are more yellow). At one point the water line to the dishwasher needed replaced (leak), and whoever did it didn't do something right because the surrounding carpet/carpet pad was soaked for days after the leak was fixed. My upstairs neighbor told me there was a leak in their ceiling and had put in a work order in January. That neighbor said that maintenance said they were getting someone to work on it (that was around February). It was the end of March when I heard both of these. My AC had been smelling foul at one point, and the lease says to report signs of mold in the HVAC (or anywhere). I put in a work order stating it "smelled foul like mold" because I wanted to be on the safe side (and it smelled gross). I received a doorknob hangar on my door simply stating "Could not get moldy smell" along with the maintenance worker's name and the date and that the work order was complete. You would think they'd at least take the vents off and look inside to be certain, but nope. (The reason why I'm concerned about not checking the vents is because I didn't trust that they could tell just by the smell, as they had proven that their work is sloppy. That is, unless it was an HVAC guy and not someone from the complex's team, but I had no way of knowing). When the complex was changing people's front doors and came to mine, it was done just about worse than the previously existing door. The trim around it was cut up to several inches above the floor, so between the walls was exposed, and there was a clear light gap beneath the threshold. Also, the floor of the entryway was left COVERED with drywall dust from the replacement. For the last 5 months about once a month I'd find a new spider in its web in the corner of the living room (probably because of the aforementioned gap under the door). Miscellaneous cons: the living room and bedroom don't have light fixtures and there is little natural light, once a year maintenance will come in to take pictures of everybody's units for untold reasons, bathroom sink bowl is just covered in the same vinyl wrap material as the rest of the countertop, good luck getting Command strips to stick to walls with how textured the paint is, birds regularly go in and out of the dryer vents (they can/do open the louvers of the covers), there are multiple broken dryer vent covers around the complex (wasn't fixed for all 11 months I was there), dim/burnt-out "porch" lights don't get changed out (they're always on unless you flip the breaker so it's obvious when it's bad, siding everywhere had a fair amount that green (mossy?) growth the whole time I was here (11 months), another unit has had a piece of weather stripping visibly broken and in the doorway for months, several different door-to-door sales people will likely come and try to get you to switch energy companies, ceiling creaks half the time upstairs person is walking around. Miscellaneous pros: Water heater is great (have never had it run cold and is hotter than I need), they give 1-3 days forewarning when they're coming in your unit for required stuff, all the appliances work fine (except for when they break, obviously), walls and ceiling are decently thick (in terms of noise). You get what you pay for, and I wasn't paying enough."
