"I will not recommend anyone to move out here they will over charge you for everything you have to pay utilities to them, and they will charge you for EVER occupants in your home. There is a fee for the common area which is connect in the office and also the Tenant Income Certification is way off they didn't put the correct gross annual income. They come up with something new every day they lose paperwork after you already give them. I been out here for 3 months, and it's been nothing but extra stuff. Trying to get me to sign a new lease after been here over 3 months because they realize they had mess up on their part. If you do decide to take a risk at this place, make sure to have a lawyer to go over your lease and document of the Tenant Income Certification."

"They say the rent is 850 but since they scamming people and add bogus fees for maintenance and insurance which was already purchased it’s nearly 1000 a month for people living on a budget.Trying to get a hold of some one is nearly impossible.. parents be ware, not once was the rent charge as advertised. This place is a scam, I’ll just not pay the rent and see if that gets their attention or we’ll head to small claims court and I’ll reach out to Florida housing administration to get this resolved. Stop scamming kids"

"I had a showing here that was rescheduled twice, and when I finally got to go to the showing and apply, the leasing agent promises a response two days later stating they had both two and one-bedrooms available, yet she didn’t write down any of my information. Should’ve been my first red flag. Because they took my application and 60$, then pulled a disappearing act. I spent the next week and a half calling for updates to be given false reassurances, and now (after calling repeatedly) I finally get a response stating I was “misinformed” about their availability. They kept no record of me ever visiting for a showing, and seemed to have just lost my application, and apparently it wouldn’t be the first time based on other reviews. Seems like they take applications and fees for units that are occupied, and they don’t bother to even reach out and tell you that they’re occupied. Scammy. If management was able to simply keep written record of the people that come in for showings and PAY for applications, there wouldn’t be a back and forth about what was available when and what was said regarding availability, what’s misinformation and what’s not. Every person I’ve spoken to has given me a different story about what was available two weeks ago when I did the tour. It could be an easy fix but they don’t have the professionalism to accomplish it."

"This community used to be called The Social at Tallahassee. During my last year in the community, they changed their management and now it is called Acasa. The apartments are still the same old ones, except for painting on their outside. Don't be fooled by their appearance. During my four years in this community, I changed three apartments. The first one had a serious termite problem. One night when I was washing dishes, I saw a huge number of termites comming into the room from the gaps of the windows. The second one had a serious rat problem. Before I moved out of this apartment, rats came into our room everyday. They bit our foods, floors and so on. I still remember that on morning when I went to the kitchen, I found a box of chocolates was dragged from a high shelf, and the chocolates were scattered on the ground, and some of them were pushed to several corners of the room. The third apartment I lived in this community had a serious roach problem. Every several days there were huge roaches flying and crawling on the wall. During my last few months in the community, the management was changed. The old portal for rent payment was abandoned, and the new management only accepted paper paychecks in the beginning. They did not correctly tell me how to put the information on the paycheck, and my first paycheck was not accepted. The paper paychecks were not free and I had to buy them. But when the managing person in the leasing office saw my paycheck, he simply said that the information was not properly filled in and tore it up. I had to use a second paycheck. Also, the old management still has my deposit and never returns it to me. The new management does not give it back to me, either. There are also many other problems with these apartments. I was terrified by dogs without ties. There were also guest cars that occupied the parking lots close to my apartment and I had to look for parking lots that were much further away. Even the living condition is poor and the management is chaotic in this community, the rent is high. In contrast, there are apartments with less than 400$ a month with much better living conditions and better management. When I moved out and got into a new apartment near FSU, the rent was still under 450$, also with much better condition. In summary, it was a terrible experience living in this community."

"The application process for this apartment has been horrible. I would give it zero stars if I could. We applied May 10 and submitted the $60 per person application fee for a total of $120+, only to be told about a hidden fee afterward of another $99 that was supposedly required for further processing of documents. Not only that, but there has been a lot of miscommunication. They told us apartments would be available mid- to late July, then when we applied May 10, were told the ones available were for mid-August or mid-June and if we took the one for mid-June, we would have to pay in full for July. They also misplaced documents we submitted. My husband called and confirmed they were received, only to have someone else call and say they didn't get them. If I call, they tell me one thing and if my husband calls, they tell him something else. It's been over a month and we still have not gotten final approval. Applied for another apartment, Capital Walk Luxury Apartments, that had almost 5-star ratings, and have already been approved in 1 week and 1 day. Would not recommend this place at all. Don't waste your money and time."
