"Our experience with Phoenix South (Florida Towers) has been wonderful. Compared to my last student apartment, this management team is professional and knowledgeable, and they have excellent communication (if you opt into the various channels). When touring, I especially liked that the sample room was not over done - it was simply furnished and clean. I felt it was a good representation of what you get, at least in our building. Some other student apartments make their tour rooms fancy when their actual rooms are less-than-stellar. Bear in mind this is cheap student housing, not the Ritz. Maintenance is usually quick to respond to work orders and has always solved our issues. Everyone has been courteous and respectful. Keep the apartment clean and report any trouble, and you'll be fine. Our particular building is next to a noisy bar, so that is one thing, but that's what you sign up for living in a college town. The laundry room can be grody, and machines break down, but I feel that is more on tenants' mis-use. The stairwell leaks a bit when it rains, so I wish they'd fix that. Overall, I am pleased with my experience and was happy to renew the lease going into 2023."

"Parents and FSU Students: BEWARE If you or your student are looking for housing options, STEER CLEAR of Phoenix South Apartments. They own several of the properties around campus (Pensacola Arms, Florida Towers, Etc.), and they’ve existed for many years, which usually is an indicator of quality. However, whatever quality might have existed does not exist any longer. As a former resident of Pensacola Arms my senior year, I was not valued as a resident whatsoever by management. Once you sign, you are truly treated like a number. Money and fees are their only priority. The women in the office are entirely less than pleasant, maintaining an aura of superiority over you while you wait for your laundry quarters, the only sound you hear being the 5-inch heels clacking across the hardwood. My mother and I hired a professional cleaning company to clean the entire apartment, after which we were still unfairly charged with cleaning and garbage fees. Additionally, we were charged with late rent fee because management didn’t quite understand that the first business day of the month can’t occur on a Saturday or Sunday. We tried to fight the charges, yet we were met with indifference and apathy. I understand student housing is its own animal, that conditions and rules are different, but the residents are still humans and deserve respect in the very least. In conclusion, look ANYWHERE else for you or your student’s housing accommodations. You will be disappointed with Phoenix South."

"I have been living at college plaza for a little over an year now and my experience has been great! The pool is amazing and always seems to be cleaned. If there's anything broken or needing a simple fix maintenance always is on top of that. Even though we are living in a town filled with college students the parking lot is always available. Walkable distance if you go to FSU, overall it is a good walking distance to a lot of places. The office team has always been so kind to me and if we ever had a question they would answer it as soon as they could."
