"Review as a past tenant who recently moved out. Also different name to avoid retaliation. Our time at this complex was great up until two years ago when Erika left and management changed. The complex has been scarcely kept up since Pedro (maintenance manager) left last year. He kept that place in top working order and was reliable for many things, even if outside the scope of his responsibilities. The building sides have yet to be washed. Several buildings near the lake in the back have green mold from moisture growing on the white panels. The dog poop trashcans are constantly full, at times overflowing, the poop bags they "supply" are empty for long periods, and alcohol bottles are strewn in bushes, fast food, and other trash across the parking lots. I 100% agree that the tenants are responsible for this disgusting behavior. Managing a complex or other facility open to others, you must be prepared to deal with people of all types of clean and dirty habits to handle them accordingly to keep the appearance up. They had security for years, then one day, they never came back without notice to the tenants on whether they planned to provide more security. The security they did have was hit or miss. Several of them took their jobs seriously and were appreciated. 1 or 2 stayed in the security car and slept or smoked weed with a female friend for most of the night. Something was better than nothing because vehicles were broken into or vandalized less when we had them around. The entrance gate was consistently broken, so it was left open. It was open more than half the time for the many years we lived there. There is no security at night and no gate. This explains the increase in vandalism mentioned above. Community emails sent to all tenants: wow is my reaction! They will literally blast the same email 2-3 times daily. During our last couple of weeks there, they sent the same playground closed and picked up after your pet emails 2 and 3 times daily. A friend who still lives there says they continue getting duplicate emails daily. Why not unsubscribe from them, you ask? This was the only way to keep current on anything else of value in the complex. The trash compactor was constantly broken. This was a reoccurring issue for months. Sometimes, it went weeks without breaking, but when it did, people took their trash out, and it would pile up in the front. Can't blame the tenants; who wants to keep trash in their house when we expect the trash service, which was included in the rent, to work as expected? Yet, when it was broken and the garbage piled up in front of the compactor in front of the leasing office, tenants received emails threatening to assess fees for improper trash disposal. How fair is it to charge tenants for leaving trash there because the compactor was broken? I imagine they expected us to leave the garbage pilled in our apartments for however long it took for them to fix it each time, resulting in rats or roaches in the apartments. It took days each time to fix, most recently over a week. Genesis and the other young lady in the leasing office are outstanding. They will do what they can to assist the tenants and have always been courteous when speaking to them. They can only do so much to help; the constant change in management can be hard and unsettling in the workplace. They run that complex and the bad upkeep is not their fault. The latest (I think) manager, if she hasn’t changed since we left, I can’t say much. I never saw or spoke to her, and I don’t even know what she looks like. I have heard neighbor reviews of her, but that’s their story to tell. I do know as the face of a complex, it's good business practice to make yourself known to the people you are there to support. Not only sending out horribly written emails threatening tenants with a fee because your trash compactor is broken."
"Expensive place to live with minimal care. I am not sure who to blame as management gets orders from corporate. Residents and future residents are not gonna like what your doing with this community. Constantly telling residents what they cant do, meanwhile all you do is spend fruitless money. Cant fix the security gate, cant make sure trash compactor is working, then want to tow cars and give fines as if the residents are the problem. Telling people they can't be outside of their apartment is communist behavior. We don't live in China and the corporate snobs are not dictators."
"This facility is not safe for no one to live in. They are not clean and they show the apartment dirty, the attic is dirty and unclean and smell like cigarette. The unit A/C duct are rusty. The administration never take action. This complex need a renovation. I am still sick since leave the apt. I went to ER twice, because I took a bacteria. Not recommend this complex to anyone. Very sad and money waste."
"First and foremost I am extremely pleased with Griselle. I have seen her rectify each issue that I have been having for years. She came in and executed so much so professionally. I see so much structure at this property since she's been here. I really like her, she's nice, professional and extremely knowledgeable and I hope she stays. Eddie – Maintenance Supervisor, is so professional, friendly and he means business. He does not come to play at this property. He works. I put in several work orders and by my surprise he has responded promptly with no issues. I hope he stays at this property. The best since I been a long time resident here. Julio – Maintenance Tech, he's new, yet he's so professional and he knows his stuff. I like him. Very friendly. When I see these two on their carts they are working not playing around the property. I'm so satisfied by this new team of people. Thank you for making my residence a place of peace again. Keep up the great work!"
"Small community complex, for the most part quiet place, pretty well maintained, counts with multiple amenities, such as like grilling area, kids play ground, sand volleyball court, relaxing areas, vacuum for cars and a beautiful lake view with a bench. About 5min. Away from Universal Studios and Millenia Mall. 10min away from ICON Park. 15min away from SeaWorld and Downtown Orlando. 20min away from Disney. In 5 years on living here we have had a couple of chance (front office team) and unfortunately just feels like each team just doesn't pull there weight all the day, mainance team Pedro and Fracisco are pretty good, Elizabeth Martinez was absolutely the best unfortunately she's no longer here. When I first moved we had a manager Priscilla very good, very prefessional, im not gonna go into detail, the only thing will say is that the past "team" (manager) used to care a lot more about the residents, in serving them better and making sure it feels like home."
