"As a past resident, I've been waiting for over three years to move back, but no way at almost 2k a month for a one bedroom. I felt it was a reasonable place to live at 750 for one bedroom back in 2015. But if it has the same problems now that it did back then, which is inline with recent comments, its just price gouging at very very unreasonable amount. For the management, you guys are wild thinking your a "luxury apartment" and can charge these kinds of rents. I checked the other luxury apartments in the area and you have less amenities and more problems but charging higher rents. Stop it."
"Trash, rodents, litter, and unkept common areas. This complex has a real problem with trash and litter. I have made multiple complaints about neighbors leaving large amounts of trash outside their doors overnight and on weekends. This leads to animals getting in the trash and spreading litter all over the complex. The floors of the common area are stained and sticky from the trash. I often open my door in the Moring to see racoons going through my neighbors trash. I made multiple complaints about the neighbors but nothing changes. There is also litter all throughout the property like plastic cups, fast food wrappers, and more. The dumpster is constantly broken which leads to massive trash piles, and as you can imagine the smell is not great. Also, the community gate has not worked in years. There is no sidewalk to the main road, where this is a school bus pickup, very dangerous for kids and pedestrians. There is no security. There was a homeless woman sleeping in our common area hallway one weekend. I called the office, no security, was told to call the non-emergency police line. There are often cars parked in handicap spots without stickers, elderly tenants are unable to use spots they need. The dog parks are not maintained, the gate has been broken for months. The parks are all dirt or wood chips, I would not recommend using the parks. I would not recommend anyone lease from this place. Management is unresponsive, the complex is dirty and unsafe. Not worth paying 2k for a 1 bedroom to walk past smelly trash everyday. 1 month after this review. No changes see attached picture with an opossum sitting on the handrail after going through neighbors trash. There are also stray cats all over the complex especially near building 7 someone appears to be feeding them. This place is gross don’t live here."
"While I loved the location and what the apartment used to be, I would not recommend living here at Avana City Park. I have been a resident since April 2021. When I first moved in, the apartment was wonderful – great location on the duke trail, beautiful unit, nice grass/landscaping. This is not the case anymore. The landscaping has slowly died back or been washed away over 2 years leaving thin sand everywhere. This gets tracked into the house and is impossible to avoid. There are frequent emails and notices about picking up dog waste, but very little implementation as there is poop visible next to the walkways throughout the complex. The apartment provides multiple grills for use across the complex. The gas grill by the pool has not worked properly for most of the last 2 years. The others are charcoal camping grills. The complex recently repaired/upgraded. The gas grill still does not work -last I checked when we were notified of repair- and we were provided a table top charcoal camping grill instead (which disappeared after a month or so). When I reached out to the leasing office regarding these “repairs”, I received no response. Repairs/pests. Maintenance has been an issue most of the time I have lived here it will probably take multiple work orders to address some issues. I had put in work orders on my AC unit for 1.5 years before it was finally replaced. It took MONTHS to repair a leak in the bathroom which prompted an ant infestation and I had sugar ants coming out of my shower for 3-4 months. They replaced a portion of the ceiling but the walls and area near the leak have not been touched despite my request to check for mold/moisture and where the ants were coming from. I have had carpenter ants in my living room which took multiple visits to address until they finally patched the hole they were coming out of. Additionally, as other reviews indicate, raccoons and rats are a common occurrence at night and are often get into trash and scatter around the complex (have even had to clean up after raccoons got in my trash on the 3rd floor). The front gate has been broken since April of 2021 with no indication of effort to repair. There is also a lack of parking in the complex near the given units. If you arrive home after 6pm on a weeknight you will probably have to park 2 buildings over. We regularly receive emails regarding proper parking locations to avoid parking on the curb and are encouraged to find spots in the back of the complex if parking is full near our units. The front office staff is difficult to reach. Thankfully, I have not had to work with them often, but when I have it takes 2-3 emails or phone calls/messages to receive a response (several occasions of no response). The rent has increased dramatically in the last few years. My first renewal was a 7% rent increase, the following was 40%. I plan to terminate my lease and move out of this apartment as it is no longer worth it for me to continue to stay and I cannot recommend this complex. Adding to this review as of 10/27/23: While the complex did follow up immediately to the review and discuss this process with me, it went nowhere. It was elevated to a manager who ignored all of the emails that were sent to her/where she was cc'd. I have received no contact from the apartment itself or anyone at the corporate office or managerial staff in the 3 weeks since posting this review and putting in notice. They did, however, not hesitate to post my termination fees to my account and notify me of that. There has been no additional effort to address, resolve, or mitigate my concerns or even discuss or approach these problems for current/future residents. The issues with this apartment are systemic and clearly there is no one higher to discuss these issues with, you will be ignored. To put it publicly, I have fully accepted and paid the fees associated with the termination process and have expressed willingness to do so from the start, had just hoped for some communication or addressing of my concerns. This NEVER happened. DO NOT LIVE HERE."
"Move in: Moving in, I was immediately shocked with how DIRTY the apartment was that had been “professionally cleaned and newly renovated.” There was a layer of dirt and a mucky smell in the apartment. The patio windows were covered with grime. There was dust and paint splatters on windows. I had to clean for HOURS before moving anything in. Reported to management with no help. Complex: When I had first moved in I was told the gate was “in the process of being fixed.” 1 year later, the gate is zip tied open STILL with no work on. You are paying for the price of a gated community with no gates. People wander into our “secure” complex repeatedly. There has been many reports of attempted break-ins. No security patrol at night. They have stated it is not their responsibility to make sure the gates are functional. Through the course of living here for the past year the apartment has gone downhill. There is trash all over the complex, and the landscaping itself is rundown. Dog owners do not pick up after themselves. The dog parks are not cleaned up leaving a lingering stench of urine and feces. The dog parks themselves (5 of them) are filled with trash and exposed wiring which creates a safety hazard for your dog as well as red ant hills. There is more sand than grass, which tracks into your apartment. The dryer vents are always full which leaves a terrible lingering fume and steam into the hallways where they vent, not to mention a potential fire hazard. (Lived here for a year never have seen them cleaned so dryers take a long time to work). There are also animals that roam the propxerty (tons of stray cats, possums, raccoons, rats…) that make constant messes of trash that takes weeks to get cleaned up. There is also a cockroach problem especially in first floor units. This is made worse by their “trash valet” service. Appliances: In my short lease of 1 year, I have had my washing machine replaced 2+ times, my dishwasher replaced twice, my sink pipes have busted twice leaving me to throw out everything under my sink, my toilet bowl has started leaking “water” due to improper installation, my screen door has ripped open, my laundry room has flooded, my refrigerator fixed multiple times, multiple sink and piping clogs, my pre installed blinds have fell right off...and this list goes on…and on…. Appliances are low quality and low budget, and “replacements” are take from refurbished units. The quality is horrendous for what you pay. When people move out they move the appliances out of the unit, where they sit, for weeks-in the hallways under the stairs until a pickup is scheduled. This makes the apartments look very unkempt and is a fire hazard. Safety: In the last month the police have been at the apartments multiple times for miscellaneous fights, one of my neighbors had their car broken into a few weeks ago, and there are homeless individuals who use our building amenities and roam the apartments. The lack of gates are creating an unsafe environment which management is failing to address or fix. Staff: The leasing office is incredibly unresponsive and unhelpful. Do not be fooled with the nice stage unit they will let you see. They purposefully keep the area surrounding the stage clean. This is NOT representative of the actual units/hallways/etc.. The maintenance guys are nice, but there are only 2 of them for the entire apartment complex, and they are overworked by a complex with units with similar problems to mine. Management is unprofessional, rude, and dismissive. TLDR: DO NOT move in here. You can get better value at apartments nearby which are WAY better quality in a WAY better area. People deserve to know-the one star reviews have it right-I don’t believe the recent 5 star reviews are real residents. Ever since this complex got bought out by Avana-it has been a horrendous decline."
"Building 4 is completely infested and the walls eaten away by termites. Reported and called multiple times and it still took two weeks to get pest control in our apartment. The pest control guy said he put the poison in the wall and it came right out the bottom on the floor boards because the termites ate the entire wall. The grounds and buildings were never clean or well kept. It was impossible to get the front office on the phone for help, and they’d promise to call us back for issues like the termites, and they never called. Lots of bugs, hair painted over on the bathroom walls, broken appliances, etc. There is trash everywhere and it smells horrible. If someone has more than two trash bags in their bin, it won’t be picked up and it will sit there for weeks because neither the resident or the staff will pick it up. Rodents get in the trash and leave it all over the outdoor area and it smells like death. The fitness room is not well kept and half the equipment doesn’t work. It is also right next door to a large church, and they like to have festivals, play music, and sing opera outside until 1am. Do not rent here. You can definitely find better apartments for the same price if not even lower. This place is expensive for nothing."
