"This place is good till you have to deal with the assistant manager. She doesn’t look happy and her attitude is not the best."

"Illy breakfast place is horrible. It took hours to get a couple plates. It took 40 minutes to get drinks. The pancakes were dry and crumbled into pieces, and there was only one server. By the time we got our food it was cold, same with the coffee. The server was very nice and she refunded every thing that was delayed, cold, or messed. Her name was Amy and deserves a promotion. Rooms are comfy but not sound proofed. They need to be checked for bugs because we found a tick in my sister's head. Anyways, I'm the child form of Karen so beware."

"Miserable, horrid place to TRY and live. If could give no stars or negative stars I would. Lived there for almost 1 1/2 years and just couldn't take it anyone. First they are poorly made, You can hear everyone and everyone can hear you doing everything. We were on the second floor so in the middle of two other floors, grumpy mean spirited guy down stairs always complained about every little thing, I basically had to tippy toe around in my own house for over 1 1/2 years and heaven for bid if I or my young son dare accidentally dropped something and it made a noise . Neighbor upstairs was really nice, but every time he came home I could tell you when and whether he was wearing dress shoes or tennis shoes. every morning I Could hear he was up because I could hear the water running in sink. But I never called on him because it wasn't his fault any more than it was mine that the units apparently weren't sound proofed properly, if at all. The property its self was poorly managed, garbage dirty diapers were left at parking spaces for days. Almost every time I took the garbage to the dumpster there would be bags and bags sitting right in front of a dumpster that wasn't even half full. Saw drug deals in the parking lots and more times I can count smelled marijuana being smoked in the breeze ways. Children are allowed to run free to the playground or pool without any adult supervision doing whatever they want. Could can't even say how time I personally saw the police responding to fighting in the common areas and parking lot, I personally heard myself heard someone visiting someone downstairs me. screaming they were gonna come back and shoot and kill them. The management staff is so so at best. Mildly friendly when you saying something they are OK with hearing, then cold and rude when you're saying something they don't like. I and other residents talked some and it seems that the management is partial and show quite a bit of favoritism to one particular ethnic group. I, yes did move out early, I just couldn't take it anymore, and didn't want to subject my young son to that horrible living situation anymore, I was prepared I would forfeit my $1400 security deposit, but to get us out of there, it was totally worth it to me , and now to add insult to injury I get a bill from a collections company wanted more $$$. Never got a notice or bill from the corporate office, just a poorly hand written letter from the someone at the property office demanding more money, Seems like Valencia Grove and HTGM only care about the $, because the quality of the living environment is severely lacking. I could go on and on, I would never ever recommend Valencia Grove to anyone, and I heard they are building a phase two for the retirement community across the street, that saddens me too, because I know how bad it can be and how ridiculous the rent increases can be, and retirees are on fixed income. To close, After renting quite a few different places over the past 28 years, this one was by far the worst experience for me. I hardly ever write review, but this one just had to be done. Just a couple of pics, does it look like a clean and safe place to live?????"

"I would like to share with you, a beautiful apartment complex with plenty parking. And a little bit about me, i have lived here for 45 years and work for the government. The down side to this beautiful place, will follow. The staff of only Spanish speaking woman they will do anything to get you to sign a lease . After you move in you can expect them to do nothing for you. A few reasons not to live here. You will never see your deposit back. The maintenance people will come in when ever they want to. They love stealing small items ,that you won't miss. The kids in the complex love pulling the fire alarm and running away. The sheriff's department and the local police department, have rated the complex a couple of times for drugs. The complex has been sued in court and lost every time. And going to be sued again for there miss conduct. All of this is public record, so you can see it anytime. It's sad for such a beautiful place, after one year being such a dump ,behind closed doors. Section eight is not a good idea. But they will never tell you any of this, you will have to learn it by living there. The management company will never know. Good luck."

"I like my apartment and I like the area. The only problem I am having right now is the people that live above me are noisy. It sounds like they stomp across their floor, which is my ceiling, instead of walking normally. There are times when it sounds like they are dropping bowling balls on to their floor. Living here can be nice as long as you have considerate neighbors. I also want to add that the maintenance and the management staff are prompt and efficient."
