"The elevators are always broken. The elevator closest to our unit, which we use every day (also is connected to the parking lot where our car is, is out of service (& has been for over 1 month now). Adding to the challenge is the recurring breakdown of other elevators in the complex. Recently, there has been no option but to use the stairs (for almost 2 months now) regardless of whether you’re full of groceries or carrying a heavy suitcase, if you live on the 5th floor, or if you have mobility issues of any kind, of which I am unsure if that is even ADA-regulated. This happens every single month & they take a while before sending emails to residents warning them of this. The past few months there have been numerous instances of someone or something urinating in the elevator. Despite reporting this multiple times, there have been extreme delays in the cleanup process. This leaves residents to deal with the putrid smell & mess for days. There’s also been poop in the stairwell & in front of the elevator. As soon as the poop was cleaned, within 1 hour there was pee. They have also failed to send out a warning to residents about this behavior, despite sending out warnings almost daily for other concerns. The door to the gym periodically breaks as well (it has been broken since the beginning of November….) leaving residents unable to utilize a facility they pay for monthly. Currently, the gym door has been propped open by a kettlebell for like 2 months. There are several pieces of broken equipment in the gym, posing a risk of injury to residents. Despite others bringing this to the attention of management, no action has been taken to at least place an “out of order” sign on them. Also, the hand sanitizer is always left empty in the gym & the printer in the lobby never works. There are also occasionally dead cockroaches lying face-up in shared areas like hallways & gyms. Despite reporting these instances to management, they have been left in shared areas for days (& some for months) without clean-up. I understand issues might arise but the overall maintenance & reliability of this building's infrastructure are the worst I have ever witnessed. There is a serious lapse in the management's commitment to resident comfort & safety at 131 Ponce. Every other resident I have interacted with feels the same way. If you try to discuss your concerns with management, they won’t even look at you as you speak & will ignore you. This has happened with all of the employees, not just one but the manager here is the meanest i've ever met… & most residents & even employees agree. For all of these issues, living here is really overpriced. I hope they can improve their management so that residents can actually enjoy living here."

"There are not enough positive things I can say about this amazing Midtown community. I recently relocated to Atlanta and was overwhelmed with the choices offered. I came across 131 Ponce and scheduled a tour with Jazmin. When I arrived I was blown away with the freshly completed renovations and how friendly both Jazmin and Chris were. After seeing the rooftop pool, my decision was made. If you are new to Midtown, I highly suggest 131 Ponce as seeing is believing!"

"Where can I begin! My experience with 131 Ponce was an absolute dream. I got to meet a few of the staff members (Jazmin and Jane) and they were truly a delight. The property was beautiful, the amenities are some of the best in the number of apartments I toured in Atlanta, and the leasing process was quick, painless and easy! I had an issue finding all of my documentation required but I guess it wasn’t a problem!"
