"Run don't walk!!! Do NOT RENT HERE. IT IS INFESTED WITH MARIJUANA ESPECIALLY THE 3RD FL. NEVER RENT HERE, IT SMELLS LIKE THAT'S WHERE THE WEED IS BEING STORED. It truly sad how this place has gone down. Dispite MANY complaints, decent professional people such as myself have to go to work smelling like weed daily. This is terrible! The chick Angela in the office is uncouth, unprofessional and disgusting. She has no customer service skills. She is a HUGE part of the downfall of this place. EA ( the property manager) is amazing and always has been. I'm saddened that she has to deal with such staff members. Take my foolish advise, decent people should not rent here."
"I recently had the pleasure of touring these apartments and the property is beautifully well kept and clean. E.A gave me a tour and was very knowledgeable in the whole property and even the events and hot spots to go near the apartment which I liked. And the floor plans are very beautiful every apartment has a balcony/patio. Also they have a salt water pool which i liked and the gym is veryy spacious. I can't wait to live here."
"I did my due diligence on dozens of apartment complexes before moving here so I figured I would share my experience thus far. 9/17/2023: Overall I have enjoyed my stay and I believe the price per square foot isn’t bad given the nice location. Some inconveniences include: When I moved in my washer/dryer wasn’t connected which was a slight hiccup that was soon fixed, however I had to take a trip to the laundromat. I didn’t receive a key to my mailbox for around 6 weeks which was unacceptable. There is constantly trash cans in the hallway which isn’t aesthetically pleasing. Leasing office picks up about 25% of the phone calls, I’m sure they are busy with tours and such but this is important as a resident. Last week I saw two trucks who had the wheels stolen from their pick up trucks (pictures attached) Some pros include: Spacious layouts with high ceilings. Minimal noise heard through unit (walls could be thicker). Parking garage usually has many open spots."
"My experience @Overton Rise. I’ve lived here 1 year exact. Most of my first year was great; it's close to the interstate, clean, and quiet. My lease term came up for renewal and I attempted to negotiate. I expect an increase, $40-60 maybe, that’s just the nature of apartment living but I did not expect was a whole 3 digit increase! I figured I would go talk to management. Due to the fact that I have been a great tenant; pay on time; and not seen or heard, it was worth a shot trying to negotiate somewhere in between. In addition, there is ongoing construction taking place next door I brought to their attention. I can no longer enjoy my outside patio during daytime hours from the dust, debris, and diesel fumes, nonstop beeping, banging, and trucks rolling from 7AM till dusk, Monday thru Saturday. I usually get up at 8am, well forget about sleeping past 7am. Despite all this, I was basically told there was a long waiting list for a one bedroom and if I no longer wanted to stay then, someone else gladly would take my place. See photos. It is a task to work from home trying to drown out all the construction when you’re on zoom meetings and conference calls. I even asked to be transferred to a different unit on the other side of the building and was told it would cost me more to be transferred than to endure the three digit monthly increase that was about to happen! Again Yes, 3 whole numbers! For which they cite "market comparables'- blah, blah, blah. I am continuously annoyed every day living here now and unfortunately I re-signed the lease due to a lack of time finding another place but I will prepare to leave this place for sure when my renewal comes up again. On top of that I was informed the construction will continue for another 20-22 months so this will be my view for the remainder of my 2022-23 lease term! Tips to any new potential tenant, if you love the taste and smell of construction and look forward to an astronomical rate increase at the end of your lease term, then this is the place for you. The best thing about this place is location but there are tons of other communities in a 1 mile radius."
"My husband and I got married in June and a week before the wedding we were desperately looking for an apartment. Overton made it so easy to apply and get moved in only 3 days before the big day! We have LOVED living here. It is quiet, clean, family friendly. The management is AMAZING and so helpful. The pool is always clean and very rarely crowded. They do fun events for residents. We can't say enough great things."
