Great and open communication really cares about the tenants and making sure they enjoy their stay. Maintenance staff also have good timing and I appreciate their hard work"

"The apartments here are gorgeous, quiet, and the residents are friendly. I visit friends who live here and each visit is always pleasant. The staff has always been welcoming and you can tell they truly care about their residents and the community! Of course, like all apartments, you may run into some hiccups but the on site management has always shown concern and willingness to resolve any issues that are brought to their attention. If I did not already have my own home, I would definitely live here!"

"I’ve lived here for 2.5 years never had an issue or with management. I would come into the office and they will greet me and any little concerns I did have was addressed. I moved from one of their sister properties and love this one the best. It’s quiet and the neighbors are friendly. If you need maintenance or anything done to your apartment all you have to do is communicate and management will sit there to assist you. I never had an issue with any types of bugs my apartment is always well maintained. My children are comfortable, safe, and lives in a good environment. You will have to go through your own experience and go off your living situation instead of the reviews. I’m renewing my lease Before I reach my goal to get my dream home."

"I cannot say it enough, don’t live here. Management is disgusting, apartments filled with mold, they nickel and dime you everywhere they can. I am shocked and disgusted they claimed $400 of our security deposit when we left the apartment in better shape than it was found. EVERYTHING is a fight with them, they don’t answer phones or maintenance, you become friends with the mold growing everywhere, constant piles of trash around the complex. Pray to god you have the money for repairs and the money for them to take out of your deposit because they will steal from you day and night. Disgusting management styles since Pat left."

"I'll start with a quote from the manager; "We are not responsible for tenant's property or their safety. All we do is rent." 2023-03-27 1pm appointment. Summary: Don't move here unless your living on the streets and have no where to go. If you have a criminal background or into criminal activities then this is the place for you. Been here since 09/2019. The previous reviews are accurate. The pool has been closed since 02/2020 because of health code violations (not covid which they will tell you). When you first enter the complex you'll notice the trash compactor, usually overflowing. By the way, this is a Code violation that they've been written up numerous times. (Note: Check with the Fire Marshal and code enforcement for the list of violations.) The front of the property is well maintained, as for the rest...good luck. Take note of the roof, trees and foliage. You'll notice roof is worn, many require repair, building seven has a hole which birds squirrels, ducks, and raccoons go in. The trees are within six feet of the buildings which causes electrical issues and sewage problems (Building 7, 8, 9 and 12; that I know of). Maintenance has their hands tied. They can only do what is directed by the manager. Flooding issues! I have put in seven work orders (which they show complete when not, delete them or just plain cancel the work orders. Code enforcement has written them up and gave them thirty days to comply. It's been nine months and they have not complied. Keep in mind, it will take weeks to months before getting to your work order, if they do. Wildlife is plentiful. From domesticated to wild animals. Some dogs are left on the balcony all day and night. Agressive dogs are welcomed here. Some on leashes, some are not. Some tenants throw trash/ food off the balcony for the ducks and squirrels which bring larger animals such as raccoons, opossums, fox, coyotes and larger animals. I and my dog have cornered a opossum three times, fox; four times, coyote; three times. A now former tenant spotted a bear on her neighbor's patio at building 15, less than a year ago. Three weeks ago, four out of seven days, my dog chased a fox.Oh, and they removed many of the dog stations so, no where to put dog feces when ya pick it up. Many work orders I write up about his are deleted. Good news. They changed the speed limit signs from "15 MPG" to "Slow" (40MPG is slow..on the interstate) so, with very little speed bumps, it's a race track. Remember when you move in to request your parking permit for your vehicle. If you have money, they tow your vehicle. If you don't they leave it alone. Some vehicles have been abandoned from six months to two years before being towed. It's a great place to steal and dump a car. The tow company has some kinda scam or lottery, can't figure it out. Example; My friend removed the permit from her car to be sold Saturday morning. The car was there at 5am and was towed by 7am. At the time, I took pictures of 22 cars that did not have permits, expired registration, totaled taking up two parking spaces and the previously mentioned car that was abandoned for two years. Best I can figure is a week or week and half before rent is due. They come by and tow vehicles so you have a choice of paying for your vehicle ($110) or pay rent but, hey, come experience it for yourself. It seems the sheriff department knows what's going on because a friend recently had her car towed and when the sheriff was called he commented "Oh, them." Summer is great for kids and mischievous adults; pulling fire alarms, kicking in doors, turning power off to HVAC systems or turning the power off to building. All the power boxes do not have locks so, anyone can walk up and turn the power off. The water meter is connected to the building, not to an apartment so, the water bill is divided up among the tenants of the building. Because of this set up you pay both the City of Tallahassee and Conservice for "Water, Trash, and Sewage". There more but, at this point do you really need more info to make a decision?
