"INFESTED WITH RATS!! Avana Woods in Alpharetta received a 1 star because you have to rate them. I have been a resident here for 4 years in March. Every year I have been renewing my lease but what I have experienced the Spring of 2023 with the apartments being infested with RATS. I’m from Georgia and never experienced or even seen a rat until April 2023. For the last few months I have been actively present in the leasing office because of fear, my anxiety and anger(very nice and professional to the staff Jonathan and Kayla is awesome) have of rats now being in front of my apartment building. The pest company has placed a box that supposed bait these rodents but has truly failed. I’m still seeing a lot of rodent present. The only blessings is I haven’t seen them in my apartment but have fear that they will soon try to get in. I spoke to Brittany the manager to ask about an early least termination since my lease isn’t up until May due to the RATS. I will have to pay almost $3,000 to move out before May. I’ve been in the office at least 15 times since this has happened and nothing but I’m sorry we will have pest control out Friday. The issue is past pest control. All she can say is that it’s a community issue. I guess because she only works here and doesn’t live here she’s not affected. I’m going to reach out to the Health Department. They don’t have no cameras to see who is dropping trash, I have to drive 2 minutes to the back apartments to take my trash because I’m afraid of seeing or possibly running into a RAT. Don’t move here it was a good place to live and if this issue never came up I would’ve continued living here until I purchased my home. I’ve been a great tenant never paid my rent late once in almost 4 years. And what I meant by early termination given a 60 day notice but not being responsible for paying almost $3000 due to Rats. Update: I assume they only do this response to say it was addressed on Google, I stopped by the office and it was stated the manager didn’t want to meet with me to address the issues with the RATS"

"I normally don’t do reviews but this Company AVANA Woods is nothing but a nightmare that has refused to go away and I am not even a resident. When I was moving to Atlanta I applied for their property which they never acknowledged. I flew down twice to confirm and check. They however told me to reapply to another property but still did not confirm a move in date. I then requested a cancellation of my application which was acknowledged but did not refund my fees. The situation cost me over $10,000 in logistics, flights and hotel stays during my move. I will be filing a civil lawsuit against them. They totally lack empathy and their business practice is very questionable."

"I wouldn't recommend this place to my worst enemy. All they care about is money and nothing else. My rent increased by $500 when I renewed during the spike. Now I am paying way more than a new resident which is completely unfair. Especially that all I experienced was roaches everywhere, mold, water shutdowns, dirty pools and stolen packages. I tried complaining about my terrible experience they said all I can do is to pay another $500 transfer fee to move to a worse apartment. I offered paying the transfer fee to price match my rent to a new resident which is only fair, but the manager refused in a very rude way. Absolutely terrible experience anyways, I am paying $1700 a month and I'm getting about 2-3 roaches per day."

"Believe all of the reviews about the slow maintenance staff, and the roaches as they are all true! I had to rewrite my review because I need others considering this place to really consider elsewhere. I’ve not even lived here a full 3 months and have already had maintenance issues, when I first moved in, there were several unaddressed items, broken outlets, broken toilet paper holders in my bathroom and my washer and dryer were not even installed until days later and the other issues were addressed a month and half later. I have also spotted several roaches within my apartment, which is disgusting as I keep a clean place. A maintenance request was put in for pest control and it’s still not been addressed, yet they send these silly surveys asking about your experience. Why send surveys if you are not going to address issues that have obviously been going on for quite sometime? Britni, the property manager has been responsive in helping me get issues resolved, however the maintenance staff leaves a lot to be desired because one of the key concerns of most residents are safety and timely maintenance resolutions. While the community is quiet and apartments are nice, the carelessness of maintenance staff gives it 1star!"

"Amazing place to live, Fantastic the Kayla's attention. Good residential complex, have apartments of 1, 2 and 3 bedrooms and very well preserved amenities, 2 swimming pool, gym and business center. Clean and well preserved common areas. Very quiet The leasing office is open until 6pm from Monday to Friday and until 5pm on Saturdays. On Sundays it is closed"
