"Saying this property is beautiful is an understatement! Loads of amenities and I just love my apartment. The leasing agents have been nothing but amazing anytime I have had an issue. There have been a few car break ins but I can’t put that on management as this has been occurring everywhere in Atlanta recently. Including the last property I’ve lived at, but Ms. Katie (leasing agent) has been a gem in making me feel more secure in staying. She was on top of everything and was great about letting us know that they have added additional security to the property. Unlike other properties I have lived at (who just dismissed my concerns)."
"TLDR - If you like superficiality and a building/staff that operates under the guise of "luxury" this is your place. I've lived here long enough now to write a review that I feel accurately captures the reality of what it's like to live at Ilion. Pros - 1) Conveniently located to just about anything and everything you will need for day to day life. 2) Smaller complex so you won't feel like you are too crowded in with your neighbors. Cons- 1) Leasing process as a new resident was rough. They were very disorganized with their (virtual) paperwork and did not provide clear guidelines on dates by which next steps wold happen. It was all very vague and an attitude of "we'll tell you when we tell you." 2) Building Maintenance is barely passable. Entry/Exit gates have been broken frequently in the past. There's lots of shoddy workmanship inside the buildings themselves. Low bidder contractor work is evident everywhere. 3) Community Sanitation - Not up to standard. Trash compactor is not emptied frequently enough by trash company. As such, refuse surrounds dumpster thus inviting bugs and critters. Further, valet living service which is supposed to collect the garbage is flaky and does not always adhere to their posted schedules....which means you have to schlep your stinky garbage to the dumpster (which as mentioned is frequently overflowing). Finally - there are issues with people littering in the parking garage. Grounds maintenance needs to clean up quicker. This all leads into the next point. 4) Bugs - Building has issues with fruit flies. A homemade fly trap will be needed if you live here seeing as how Terminix does not apply effective treatment. 5) Parking Violations - Pursuant to the Lease Community Rules and Regulations Addendum Sections E7 and E9 vehicles may not be in a visible state of disrepair or unlicensed. 6) Management Professionalism - They need to do better. They do not handle extenuating circumstances/situations or livability concerns properly (as mentioned by others here). 7) Noise - Neighbors upstairs sound like they drop bowling balls on the floor for fun at all hours of the day. Attached you will find supporting photographical evidence to substantiate most of the above claims. In summary I'd think twice before leasing here. The rates are too high for what you get. The community puts on a nice show for prospective tenants, but that's where the good ends. Update 9/15/23: The other low star reviews on here are 100% accurate. The only way anyone would ever give a 5 star rating is because management pays people off in gift cards to do so. Crime, apartment floods, bugs, no security, nothing getting fixed, trash, noise - you name it - is all on the table living here. Also note that management’s response is ALWAYS “call us.” This is clear that they don’t want to put anything in writing so people can’t use anything against them. Classic rookie move. People aren’t that stupid they believe you’ll do anything you say on a phone call. Empty promises. Immature, unreliable and unaccountable management in every regard. If I did such a sloppy job at my workplace I would be unemployed. DO NOT MOVE HERE!"
"I've been a resident for about 7 months now. It is always the most pleasant experience to talk to the manager, Grace. She's always on top of everything and always with a smile. They really have a gem with her. Shoutout to Carson as well. She's a new edition and you would never know it. Super helpful as well. They make the best team!"
