Palisades at Rice Hope

"I moved in last year when the apartments were originally “Ardmore at Rice Hope”. The office staff was great, the community was always clean, amenities was always well kept. I renewed my lease (unknowingly) & everything has kind of went downhill. The pool is disgusting. Maintenance was supposed to be coming to my apartment multiple times since the beginning of the ear, they have YET to come! I pay rent on time, why can’t I get maintenance to my apartment? The management is not welcoming like Chanel! This makes me regret signing my lease again."

"I lived here for a year and I would have stayed longer if it weren't for my new job. The amenities are great and I've never had an issue with the leasing or maintenance team. Any time I've had an issue they've been quick to assist me in any way they can. The complex is generally pretty quiet but there were occasional incidents that were just mildly inconveniencing (rowdy kids, broken bottles, etc.) but I think that's true anywhere you live. If I ever move back to the area, I'll definitely keep them in mind!"

"Chanel and Natasha are rockstars. I came in the office and asked realistically how long it would take me to get into an apartment because I needed to move immediately. They said 48 hours, but they did it for me in 36. They both didn’t stop until the keys to my apartment were in my hand. Beyond exceptional customer service. My initial take… The complex is beautiful and quiet. The gym has great equipment and it’s nice and cool, and a nice clean pool I can’t wait to swim in. I haven't been here long, but I’ve loved every minute I’ve been here so far. Day 2 I got stuck on my 3rd floor balcony and Michael the maintenance man got over here super fast and saved me. More and more convinced I picked the right community to move into."

"I was one of the original renters when they opened in 2020. I just moved out in Feb of 2023. My experience overall was positive. The apartments are situated nicely. Maintenance comes quickly. There are times unfortunately where you do smell marijuana from other apartments, and kids come knocking on your door asking if you have chores from them. The apartment complex has sent notices out asking this type of behavior to stop. However, this would be very difficult to manage and ascertain who is doing these actions. I had to leave early on my lease (after renewing for the 3rd year) due to moving for a new job. The new management team was very gracious and ensured I knew the ins and outs of the lease as it relates to leaving early. After moving, they sent me a refund for an overpayment I had made towards my last months rent. That was unexpected and shows that this company is doing things right."

"Everything was great when I moved in a year ago.... But that changed once more people moved in. You can hear everything and be heard by neighbors. No privacy. Doesn't even feel safe all the time with things that go on in the community. I like my apartment and do my best to keep to myself but it's hard to do. Everyone in everyone else's business. Management can't control that but the things that have been crazy can be and aren't. In a year this is now the 3rd mgmt team we've had....Chanel is great but she isn't the one to enforce. There are tons of rules but mgmt never seems to know about the community. Maybe leaving the office would help them!! I went from a 5 star move in to just accepting what I have. Amenities: you're never told where they are so I've discovered a few by accident only. Communication with residents is lacking."
