"In this apartment, there's a problem with noise, especially from Apartment 312 playing loud music at night. Also, it's not very clean, as there are often cockroaches around. Most residents are from India, if you are one of Indian you can find your union."

"Pros: Conveniently located close to UB. Cons: The entire lift area is consistently smelly and lacks cleanliness. Despite a leakage reported 3 weeks ago, no maintenance personnel attended to it. Unjust imposition of unnecessary fines. Apartments are poorly maintained; no cleaning after a resident vacates. Overall, not value for money. Verdict: The proximity to UB might tempt you, but be prepared for disappointment on multiple fronts. Consider alternatives."

"I first came to the apartment complex back in 2020. Things were a bit of a mess, and Cindy was the manager at the time. She moved on, and we had a slew of managers that didn't seem to be able to handle the job. The manager that is currently in the office is so much better. She's good at her job, friendly, professional, and gets things fixed & repaired properly. The apartment is not completely up to snuff yet due to the lack of management for several years. She's done a wonderful job at trying to get this place back into shape. Unfortunately, there's so much that needs to be done. Since she's been here, we now have regular pest control and I have not had any issues with bugs. I know going forward, as long as the current manager is in office, things will only get better."

"DEE DEE GALARZA, the manager of these apartments is horrible. She just has one task of management, which she is unable to perform. She's always perplexed. To begin with, she is never in the office, and when she is, she expects you to make an appointment. I had scheduled a meeting with her over email. When I arrived, she was completely befuddled and accused me of failing to make an appointment. Not only that, she’s super rude with the clients and Tenants. This establishment is in desperate need of a new manager. Otherwise, things will deteriorate even further."

"I have been living here for 3 years now and I like the apartments. The rooms are spacious, though the entire house is carpeted. The carpet in my house was not new, that is one backdrop for my place and has not been replaced till now. I got all the new vanities for the kitchen and bathroom when I moved in. I also never had any bug issues in my house as I keep it very clean. Their management service is also good, you just have to write an email and the people in time to make repairs. The entrance to the apartment is via a key fob, RFID keys, making the place safe to live. The best part is that it is 10 minutes walk from the UB North campus bus stop. You can also walk to the campus during summers, it is 20 minutes walk to campus (0.9mi)."
