"This property has been very stressful to live at. There have been multiple occasions where I woke up to get ready for work and my hot water wouldn't be working. I would call the emergency line and they wouldn't be able to give me estimated times. I am a very busy person so this meant on multiple occasions I would be late to work because of this. In addition, I was left locked out of my apartment in the middle of the day due to the fob system. The laundry room is disgusting and poorly maintained. In addition, as it's gotten colder, I have been without heat on 2 occasions, in the newest remodeled apartments (Mind you it has just begin getting cold, so twice in the last 2 weeks). There has been loud Contruction on multiple mornings, which typically wouldn't be an issue if every month there wasn't a new inconvenience with living here. The newest inconvenience is my packages being stolen from the doorstep with not a single offer of sorry or how can we make this better, so it doesn't happen again. I would save your $1,300 plus eclectic, Wi-Fi, and cable and rent from somewhere else."

"It was an okay apartment. Nothing too good. But things turned bad when I moved out and they basically paid for the renovation of the entire apartment from the security deposit. They replaced old yet functioning appliances (which had been in the apartment before i moved in) using the security deposit and charged me for uneccessary stuff. Just a heads up for anyone moving out take pictures of stuff or they will charge you uneccessarily."

"Location is good and you can be on campus or to nearest bus stop within couple of minutes. Rent is 1075$ for 2BHK but it fluctuates so no blame on me. 2BHK is suffice for 2 people only honestly, for more than 2 it might get difficult as only 1 bathroom is there and rooms are small. Staff is friendly, pays attention and helps. Saw helping other people also. Kitchen appliances are provided but electricity and wifi is on us. Unfurnished apartment, so you need to buy furniture."

"Good cute apartments near University at Buffalo. One of the best places to live off campus and still be near UB north. The rent of a 2BHK is 1080 dollars with utilities. It is just takes 10 minutes from here to reach NSC where the classes usually are"

"I have lived her for almost a year now. They have maintained the property well and fixed any issues that we had as quick as possible. But, towards the end they stopped caring I guess. I complained about the blinds and nobody ever showed up to fix it. I also submitted my notice to vacate way ahead of time and they misplaced it. It's a good place but things can be improved."
