"We really enjoyed the hospitable staff at the Terraces. They made us feel very welcome and we appreciated the many resident events. The yoga events were the best! We also thought the gym was great and were fortunate to have a Peloton in the building. We realize the Terraces is located near downtown Richmond, however we never felt very safe living here. Right across the street from the Terraces, many homeless people make camp under the bridge. Every time we would go for a walk we would get solicited. We also experienced two garage break-ins and one complex break-in while living at the Terraces. Within two weeks, 29 vehicles were broken into leaving glass all over the garage. For $150 a month to rent a spot in the garage, there should be higher security. The complex door was also broken down and people attempted to break into a few units. Our windshield was smashed and we had to pay out of pocket to repair it, as the complex was not liable. Stolen packages is a big thing here too. We stopped ordering things all together as so many packages were stolen. Unless you wait in the mailroom, I’d recommend not to have things shipped here. There are lockers but many of the couriers did not use them when we lived there, especially on the weekend. Nice place for a short stay but not for the long term. Again, great staff and maintenance crew. Everything was promptly repaired and employees seemed genuinely happy here which makes residents happy."
"The location is fantastic and we enjoyed being just a few minutes from downtown and wonderful restaurants. The maintenance team and staff are impeccable and truly in the top 10% of apartment employees. This is definitely a place to consider living if you don’t mind busy city life and noise. It is a clean building and staff does a nice job maintaining it. When we moved in, we felt a bit deceived because the stock images showed photos of the river from the lower levels. After moving in, we found a huge apartment complex being built right in front of the Terraces. Being at home was obnoxious because of the constant “beep beep beep” of construction vehicles. Colleagues on Zoom calls even pointed out the constant construction noise. We chose a centrally located apartment on the property for the river view, and could not see it due to the new build. It also felt more like a college dorm to us. There were always pool parties on the weekends, rain or shine. There is security on the property but they didn’t do much to calm the parties down. Lots of marijuana and cigarettes. Smoking is allowed on the balconies here, so be wary of that if you aren’t a fan of smoke. Moving out was seamless and organized, but moving in was chaotic. The elevators were down due to the smoke alarm and we were unable to move in on the big day. We had to live at a nearby hotel for a week until the elevators were fixed and our movers could re-deliver (at an inconvenience fee). The building is maintained, however the structure is made of toothpicks. It is not very solid and you can hear everything. Not only could we hear TVs and music, but even our neighbor's clock ticking all night. Many dogs live in this complex and some bark all day if you work from home. There is an office space on the top floor of the complex, but it seemed like a hangout for cleaning staff who was always on the phone up there. The appliances are very cheap with fire extinguishers blocking the lights above the stove. Our dryer also caught on fire and we were lucky to be home to salvage our clothes. This is more like a hotel for temporary living than a long-term solution in my opinion. Fine place for a young college student."
"I have been renting here since June 2022 and have loved my time being at the Terraces. The other renters here are very friendly and there are great views from the balconies! The property management team sets up resident social events as well with free food and drinks which is very nice. I have not had to reach out to them often, but the maintenance team responds to inquiries/repair requests in a very timely and efficient manner. Amy the Property Manager has been wonderful the entire time I have been here. She is very understanding and will do whatever it takes to make sure your stay is as pleasant as possible, I am very appreciative of everything that she has done for me during my time here."
"Friendly staff and residents. Clean facilities, halls and elevators seem to be cleaned regularly. Have only had minor maintenance concerns which were promptly resolved. Trash chutes and recycling containers in the garage. I can’t hear my neighbors, either because they’re quiet or the walls are thick. I have a sound bar for my tv and haven’t received complaints. Fast and reliable Verizon Fios internet/TV, great for working from home, gaming, and streaming. Easy access to the river, short 10min walk to restaurants and bars, and easy highway access. I haven’t used the gym but it is well equipped. Spacious club house and expansive outdoor deck with grills, seating, and pool (I think it’s still open year-round). Plus a sky lounge and terrace on the tenth floor. I believe both the sky lounge and club house can be reserved for events. On-site parking garage and plenty of street parking, friends have never needed to park more than one to two blocks away. Carts are in the garage to help bring in groceries (sometimes they’re missing due to residents not bringing them down when finished). Vending machines on the second floor help your sweet tooth or soda cravings (Cash, credit, and Apple Pay/ Google Pay). Sometimes there’s a hint of herb in the hall, I don’t mind and it doesn’t overflow into my unit. Amazon packages tend to overwhelm the mail room. But this could possibly be resolved by adding more lockable package stations. However, I don’t know if Amazon is able to use them which would explain the overflow. If management wanted to, they could maybe convert the unused office space next to the mail room for this. Luckily there are security cameras and I’ve never had problems with missing packages. There is also an on-site (Not sure if he lives here or not) security guard that patrols the garage and building (I don’t know how often) to ensure everything is all good. There’s also a new building across the street which blocks some river and city views from the pool deck and most units on the lower floors, but it was only a matter of time until that plot was developed. From what I can tell the first floor will be shops. Finding this place was a complete accident and wasn’t on my list of potentials. But I’ve had no regrets, a first when it comes to apartments I’ve lived in."
"Terraces @Manchester is luxury living redefined. The apartment has a large balcony with great views, and a modern kitchen with plenty of natural light. The management truly understands that apartment living is not just about the building itself but making sure the residents follow the community guidelines that make it a good experience for all. It is no accident that the dog park and dog run are squeaky clean; that there is no garbage or debris in the hallways; and no noise from the neighbors. I have seen/lived in newer “luxury” apartments around here where the management have allowed the residents to abuse the amenities and the facilities to a point where they’re no longer useful. Big kudos to Amy, the property manager for being sensitive and proactive in meeting the needs of the residents! Amy checked in regularly to see how my move was going. She was very communicative about the what, how and when with moving. I even had a cart in my apartment to help with hauling my stuff!"
