"My experience with SFT has been truly exceptional. Emmett has made my move from Boston to Richmond smoother than I could ever imagine. He’s very communicative and is so responsive. The apartment and amenities are not only beautiful but the neighbors are very respectful and friendly. The area where SFT is located is truly peaceful for where you are in the city. You also get a nice skyline view of downtown Richmond. 10/10"

"Background: since 2009 I have moved every year into a new apartment; due to a job location, cost of living, or just a simple change of scenery. South Falls Tower is the first apartment I have not only signed on a second lease but a third lease to continue my stay here. As a Richmond native, seeing the changes that the city has gone through in the past decade, SFT is THE place to make home. First, it’s quite literally ON the James River with a view from the pool deck that shows you the heart of the city that no other apartment or brewery can match. City life with the sounds of nature chilling under the night sky by our fire pits. Short walk to Downtown RVA; short drive to Downtown Expressway, I-95/64. Additionally, the Summer is best lived in SFT if not for the pool but for the nice walk along the Flood Wall that leads right to Brown’s Island/Belle Isle. For parking, there’s three floors including a basement for gate-access garage for residents and guests only. The garage is monitored and the spots are not reserved (except for only EVs in the EV locations; yes, EV charging available). This is an additional cost to your rent, otherwise it would be street parking. Manchester is the happening spot now, but SFT is the home that offers a community through both its staff and residents. You may be like me when it comes to apartment living “I’m only here for a short while probably, why should I get to know my neighbors?”. This complex got me out of that mindset. I have made some of the best friendships of my neighbors that I’d be happy to have at my wedding one day (hell, I ended up meeting and moving in with one that will be IN my wedding if you catch my drift.) ANYWAY, the kindness and generosity of meeting our neighbors has been nothing but positive. I have a lot of respect and trust in my community that I share my home with, that they alone are the reasons for the re-signing of leases. Can you hear your neighbors through the walls/ceiling? Sure, you’re going to hear your neighbors in any apartment complex, it’s just going to happen; the concrete ceilings offer fantastic sound deterrence. There is a noise ordinance of sorts throughout the building and a simple respecting your neighbors or asking them/on-site security to ask them to keep it down is all it really takes. It’s your typical subtle noises but in my opinion, less than I have heard in my past apartments. It is difficult to call my leasing agents, my leasing agents, as they have been as helpful as family. Moving in was a breeze from Jamie and her team that I don’t think I have ever had moving into an apartment go so smoothly. Any questions, concerns, comments, they are always there and willing to listen and take action. Savannah down in the office has worked miracles for me that brought me to tears at their resolutions. The maintenance gentlemen work diligently and will process your request within a day if not THE day. No task too small that they haven’t been able to tackle for me and my patrons. I lived in a one bedroom apartment here for two years before moving into a two bedroom with my significant other. It’s bigger than most one bedrooms that I have stayed in and the layout makes a good amount of sense. Appliances are mostly energy efficient but work great (electric oven, microwave, fridge, dishwasher, in-unit washer and vent-less dryer). Color scheme for the walls are not offensive and ready for some of your character. Shower/tub combo offers great water pressure and as long as the fan is on, good ventilation to help prevent fogging up the mirror. I will say that, none of the windows open, so I would recommend getting an apartment with a balcony so you can get some nice outside air in. However, beware of bugs but that goes without saying. Overall, I could not be happier with calling South Falls Tower my home. Feel free to ask me any questions here or just give the office a call! "It is my first week as a resident and I must say it’s been phenomenal. The staff was kind, helpful, and thorough while answering questions prior to move in. After moving in, they continued to be helpful. The facilities are clean, and it’s all around a beautiful property. Update at move out: the process of working with SFT has been smooth throughout my time here. I did a short term lease while working to buy a home, and the process was easy. They maintain the facility well and are very responsive. The move out process was just as easy as moving in."

"From my first tour, Savannah was attentive, friendly, and went above and beyond. As someone who was relocating from a different state, and visiting Richmond just to tour the building, she gave me a list of nearby restaurants to try for dinner which I really appreciated as I didn't know the area. Since moving in the building staff has been friendly and attentive. Maintenance has always gotten to my apartment within the same day I put in a request (usually within an hour or two of submitting the request) which is so amazing compared to other places I've lived. While we have had some security (and other issues) these are issues that are not unique to South Falls and really could happen no matter what building you live in. Every time there has been an issue staff has been understanding of it and have done everything within their power to fix the issue. The location of the building is great as well. Walking distance to local breweries and down town. If you enjoy running or walking the building is literally on the floodwall trail and steps away from the canal walk and capital trail. Overall, South Falls is a great place to live. The building is kept unbelievably clean and I really appreciate that they do monthly preventative pest control. It is definitely a beautiful building, location, and the units are well-lit, modern, and have gorgeous views. The staff is super friendly and will do their best to fix any issues that arise. The rent is really affordable for how nice of a place this is, in my opinion, and I love how accepting they are of pets. The building also has a wonderful sense of community between residents. I would definitely recommend South Falls Tower if you are looking for a place to live in Richmond."
