"One of the best rentals/landlord I've had while living in Richmond the past 6 years. I appreciate you having affordable housing that feels safe and cared for. My apartment was in Church Hill's super cute little community with 3 parks right next door. I never had to put in a maintenance request which was nice, and I was contacted a week or two after moving out to be sent my security deposit, no issues. I would and have recommended this company to my friends and they have gotten places through them as well."
"I wish I could leave zero stars. This company appears to be out of Midlo - so they're not local and they don't appear to care about appealing to the military community. Probably slum lords. Military family - service member with 20+ years, spouse is gainfully employed in the community and has been for 10+ years with the same employer - even as a remote employee during overseas tours and on out-of-state orders. Credit scores very good. No evictions. References and rental history intact. Service member is stationed on the Peninsula. Family needs housing in NFK/VB/Ches area. Together, family income and assets well exceed minimum income requirements for property. Family up front about the living arrangement, income - no attempt to hide that one party's primary residence would not be in the available unit. Expected that both spouses would be in and out of the unit. Disclosed pets. Disclosed older child who would not reside in the unit, but would visit. First, one party's income doesn't meet minimum requirement on their own. Fine. No co-signers accepted. Inquired about applying as a co-applicant, since both incomes should be considered (married parties maintaining two households). A co-applicant would maybe even be more appropriate because then there wouldn't be a limit to the number of days spouse could stay in the unit. Because the one party's primary residence is near their duty station, on the peninsula, family would not be accepted or even able to apply. I guess I should thank them for not wasting a credit check. As other rental companies and properties/property management companies seem to feel that our situation is not all that uncommon, our business will happily be placed elsewhere. After seeing the MANY, MANY negative reviews on BBB, Google, and even Reddit, thought that I should add this."
"I’d give you zero if I could. To ignore roach infestations. To cut someone’s water, yes water off. For no other reason than spite? Won’t fix it. This place should be shut down for being awful slum lords, allowing assaults with no action. Lying for the benefit of money. I have never. Chai cao is the laziest most worthless landlord I have ever encountered. Do better. You deal with families."
"Do not trust mr.Cao. If you don't have good credit, he won't rent to you. He will still allow you to apply and he will even allow you to make a holding deposit, but if he changes his mind, instead of telling you like a man, he will avoid your calls and not answer your emails for WEEKS, wasting your time and effort. He will lie to you, he will ignore you and then he will disregard everything you've done and rent to someone else who came after you. I had my application in, holding deposit received.... and he STILL just ignored my attempts to speak with him. I know this because I had a friend submit an Inquiry and mr.cao called him back NEXT Day for the same property he'd said he would rent to me. Honestly someone should report him. I got my deposit back, but he made me miss work and attend 3 showings for 3 different properties over 4 weeks. Treated me like a last resort. He should be reported to bbb, cpa and he should be banned for unethical business practices. Stay away. Lynn is great. Not her fault. Do not rent from him. The properties are real but he's the worst. It ruined my month. Don't do it to yourself. I'm not raging, this really happened. I sugar coated it. Yw."
"Awful experience with unresponsive landlord who scams students. - He refuses to answer phone calls, meet in person after signing the lease, or conduct any virtual meeting to discuss basic tenant rights and responsibilities. Will only conduct business through email and, most times, will not respond to certain concerns. - During my lease, I dealt with extensive water damage and mold from the ceiling, which took him months to acknowledge via email let alone fix. I was forced to replace damaged personal belongings out of pocket and went to the health clinic due to respiratory complications due to the damage as well. - Upon initially inquiring about the lease, I asked him via email twice the average cost of utilities, which he refused to disclosed. Upon checking out the house, he told me utilities was on average 70$ for electricity. However, three months into the lease he finally disclosed via email that I also needed to pay for water and sent me the bill, informing me that I had 1 month to pay 180$. - Inquired about neighborhood safety, which he assured me was nothing to worry about. He failed to disclosed that his current tenant at the time had her car stolen near the house. His maintenance staff later informed me that it was a very dangerous neighborhood, especially at night. - My current roomate at the time lacked basic heating in her room in the winter and pleaded with the landlord to repair the issue. It was not until she threatened to put her rent through Escrow did he then oblige. - WARNING: THERE SEEMS TO BE FAKE POSITIVE REVIEWS ON THIS PAGE. Several reviewers with positive feedback have provided the SAME REVIEW at the same time with his other leasing locations."
