"Easily one one one of the worst places to live in Harrisonburg. The first day I moved in the couches were ripped up and the place was still dirty from the previous people that live there. We had maintenance constantly at our apartment fixing things that were broken. The staff at at the office were rude and you could never get a hold of them. They charged me over 400$ in damages while I left the apartment better then when I got there. Not to mention, ten out of my twelve friends that also lived in Arcadia were charged for damages that they did not do. While trying to contact Arcadia about the damages they simply did not respond so you could not dispute them. This is the first ever review I have ever written but just want to warn others about how terrible this living experience was. DO NOT LIVE HERE"

"I would just like to start with saying that it takes a lot for me to write a review much less a bad one. I read a recent review that had said when she moved in the unit was not clean and that some of the dust was almost painted into the walls and that's exactly what I experienced as well. When I moved in, my cabinet door in my bathroom was glued shut with some type of gum or candy melted on it and absolutely nothing was cleaned or even wiped out especially in the bathroom. I had to basically clean before moving in and when I told the office, nothing was done to make it better they just "took note" of it for next time. My bathroom door in my room would barely move because it was too long for the door frame, I could barely move the door and it was cracked at the bottom from the friction of it rubbing on the carpet. It took them over a month of me calling multiple times a week for them to finally fix it and while I was waiting I was told to try not to move the door so that it wouldn't get cracked more so that I wouldn't be charged for it... A couple weeks later we now have had a non working microwave for almost a week and a half with still no replacement. No one has reached out to explain anything or apologize for the inconvenience. Paired with that our garbage disposal has also not been working for over a week and now our sink will not drain causing us not to be able to wash dishes. Multiple maintenance requests have been put in and they only left a short comment about how they have to replace it so that they can mark the request as completed. No one can give you a straight answer and they have not done anything about it in an efficient way. I have tried to call them multiple times and it seems like their phones are shut off, even when I've tried calling from other peoples phones, which is very frustrating since I can't always go in person with my class schedule. I cannot express how unhappy I am with these apartments, and after seeing what they are raising the rent to, I couldn't advise you enough to look somewhere else to live. The location to campus is nice, but thats about it. I moved in only because my friends lived here but now I'm looking forward to moving out this summer. If you end up living here just pray that everything works perfectly, because if not good luck getting it resolved in a timely manner."

"Going into grad school as a first time Duke, I picked the first link that came up. I am so glad that I signed with Arcadia! I'm finishing my second and final year and have loved living here. The place itself is standard student living-- smaller rooms, basic furniture, decent appliances (I have a non upgraded unit). I think it is totally worth the price, especially with 4.5 baths. Nothing beats the location! I love being a 20 min walk from campus, right next to the arboretum, and the university disc golf course. The management and service team are awesome and care about the residents. Every person has been responsive and friendly. I have been placed with random roommates and have been well matched both times. I would guess there's a higher incidence of bugs and critters, but that's what happens when living next to nature. The views from the top of the property are also great! If you're looking for convenient, affordable, and comfortable student apartments, this is the place for you!"

"Do not live here. Had issues with mold, bugs, and mice all year. Management is difficult to get in contact with. Maintenance left our front door wide open for 6 hours in the middle of the winter and management did not seem to care at all. Everything breaks super easily (blinds, washer/dryer, couch cushions). Extremely thin walls so you can hear everything your neighbors are doing. Parking sucks and you likely will not get to park in front of your building. Only nice thing is the location."
