"1). Trash everywhere, maybe they could also put more trash cans in addition to pet stations? 2. People do not pick up after their pets 3. There was a stressful kitchen and bathroom renovation, and I have less cabinet space now 4. I reported having raccoons at one point and months took place before they were hopefully gone. State law says that action needs to be taken with 14 days. 5. They're renovating the gym which means there's limited access to packages because you can only go during office hours and who knows how long it will take? 6. Significant rent increase It's tenable for now and I have noticed enough of a decline in quality after TGM acquired it from PANCO."

"Do not rent here! They have roaches and drug use. I personally encountered both. I had my lease canceled and monies refunded day two. See videos and pictures. Please note, Patricia is very kind and helpful but the management is not so much according to a current resident there (who terribly regrets signing her lease). "AVOID TGM Bull RUN property! we are going through a very unfortunate experience with TGM Bull RUN, and I urge others to be cautious before getting trapped in their lease. This property management company turned out to be one of the worst I've encountered. First and foremost, their staff is incredibly unprofessional, and it seems like there's absolutely no communication amongst themselves. It's astonishing how poorly the management operates, considering the impact it has on tenants. The lack of coordination within their team reflects in their services and responsiveness. Moreover, the management's attitude is outright terrible. I find it unbelievable that they would respond to reviews by inviting you to visit their office, the same place where they've shown nothing but disrespect. It's clear they are not genuinely interested in addressing their tenants' concerns or making improvements. What's even more frustrating is that they have only one on-site manager who makes all the decisions. This means there's little room for flexibility or understanding when issues arise. When it comes to contacting them for assistance, it's an uphill battle. They offer hardly any online contacts, making it challenging to reach out to anyone directly. Even their main email, which is the primary point of contact, remains unanswered when tenants are in need. Additionally, their maintenance crew has significantly deteriorated since the company was sold to TGM. It seems they no longer prioritize keeping the property in good condition, which negatively affects the living experience of tenants. Overall, dealing with TGM Bull RUN has been nothing short of a nightmare. I wouldn't wish this experience on anyone. If you're considering renting with them, I strongly advise you to think twice and explore other options. Don't let yourself get trapped in a lease with this unprofessional and disrespectful property management agency. Please take this warning seriously and avoid TGM Bull RUN. There are better and more reputable property management companies out there that truly care about their tenants' well-being and provide the service they deserve."
