"I lived here for 1 year and I could not leave fast enough. I even looked into breaking my lease multiple times. I was never shown my actual unit before move in despite being called “annoying” by the agent because I was “reaching out too much” and I ended up with a unit basically inside the fishtown rec. Kids scream at you + throw things at windows unprovoked. I work night shift so that didn’t work, as well as management always planning to do maintenance during my sleeping hours, I had to legit fight with GY every time they said someone was coming- also offering a different time- just asking them to be able to sleep. There are multiple occasions of dog feces on the walls and floors of this building (They do not keep common areas sanitary as stated by law, I have pictures from myself and other residents). There are flies all throughout the building and in individual apartments due to the trash chutes (I asked 3x for them to be cleaned but they never were), and the “private” parking is not private, you will somehow have a new car parking next to you every night. There are constantly packages being stolen in the “secure” mailroom as well as two break-ins that were never addressed by management. If you’ve heard of surprise billing, get this, surprise rules that you didn’t sign off on that they consider a legal document!! Oh, and the cherry on top is any time you reach out to anyone on the management team, you get a condescending attitude or no response for weeks. So obviously, when I offered to talk through these experiences with Miri at GY, my emails were ignored!"
"I totally miss living here. The GY Properties management staff were extremely kind and understanding towards me since day 1. For a Studio apartment, the price and the amenities are quite a solid deal. My only issue with the place was not with the place, but being located on Girard avenue. People drive very dangerously on a daily basis, so keep an eye out. Everything was clean and functioning well. Moving in and out is a breeze thanks to the hotel style luggage cart included in the apartment building. Maybe I'll move back in the future!"
"They use a bait and switch trick to get you to see an apartment. Leasing agent with first initial S sends an old virtual tour from 2 years ago of a completely different apartment. When you get there this rude guy shows you a complete different place, about a 200 sq ft room with a shower and a mattress. Meanwhile they’ve already taken $500 from your account as a holding fee and an $50 application fee. The building is awful looking and boring, absolutely nothing like the pictures. It’s a bad memory for me. Go at your own risk."
"*Final Review: Post Move-Out* Maintenance came to turn over our apartment several days before our move out date, which meant I did not have the opportunity to clean before maintenance came. The property manager Eva heard our complaint and assured us that we would not be charged damages that they found. This was a relief. But then we were told that our carpet had a pet/urine smell that could not be removed and necessitated replacement: one of the few “TBD” charges was $350, despite our pet not having urinated in the room during our time there. We considered small claims court or filing a complaint with the AG’s Bureau of Consumer Protection, but decided the hassle would not be worth it. Otherwise I stand by the rest of the review, one of the better landlords you’ll find in the City. *** I moved in in early October 2021 and the building is honestly pretty nice. Positives so far: -Quality apartments -Off street parking for an extra $200/month (HUGE benefit) -Fair rent and transparent policies -Accommodating to unusual circumstances -Bike room, optional storage (for an extra $50/month), gym, common rooms -Mostly great community of fellow tenants; very quiet and polite -Wonderful location in general, 10 minute walk from a good gym, dozens of bars and restaurants, the Market-Frankfort subway line to Center City, and a few local general stores Negatives so far: -On street parking is dangerous. This is NOT GY’s fault, Girard is a road which accommodates speeders, and in the last three months we’ve seen two collisions, one of them actually inverted in front of the building. -A few break ins occurred which resulted in stolen mail and bikes (including mine). Measures were taken to prevent this from happening again but the pattern seems for the property to react to situations rather than be proactive. -No on-site property manager, and often difficult to get ahold of on the phone or email. My partner frequently never received a callback or email, but I usually did. Kleva was a pleasure to speak with to get a lease signed. Miri was, and Eva is, wonderful to work with if we have questions about anything, and generally good about disseminating news. Amanda, however, consistently says she will do something, or get back to us, and has not once actually followed through. Despite it no longer being her job after her promotion, Miri is actually much better to ask questions to. Fortunately there is very rarely a reason to speak with a property manager. I’ll update this review for any changes. * Update: 31 May 22: Reduced to four stars for complaint handling. My next door neighbor (NN) has a downstairs neighbor (DN) who regularly plays music loud enough to make NN’s dishes rattle. NN went to confront DN personally and DN insisted he would not be turning his music down. Despite numerous complaints to GY about the issue, GY has done nothing more than email DN requesting he turn his music down. Apparently several people have moved out as a result of poor complaint management, but this is hearsay on my part."
"I was a resident at the Wolff Court apartments for 8 months. From the beginning it was a great experience- everything from my leasing agent (Kleva), management office (Miri), and building staff. They weren't pushy and were receptive to all questions and concerns. The location is fantastic- it's right at the heart of Fishtown and within walking distance to tons of restaurants. For travelers, the I-95 is 2 minutes away, and for commuters Girard Station is a 5 min walk. The apartments themselves rank near the top in terms of bang for your buck in Philly. It's a newly built property so the appliances are all new and the complex in general has minimal wear and tear. The lounge area is a must- plenty of space on the rooftop area for hanging out and the gym is pretty good as well. I had a few minor maintenance issues and they were always addressed within 24 hours. If you're looking for a clean, luxury apartment with great communication and care from management, I highly recommend Wolff Court. If I wasn't moving to a new state for work, there's no doubt I would resign my lease."
