The Fountain Building 1136 North American Street, Philadelphia, PA 19123

"Oh my god do not spend money to live here. Management does not answer, they add on extra “mandatory” fees throughout leasing term. However once you ask them to send to lawyer they just never respond. Dog diarrhea is smeared directly in front of the elevator and you step in it as soon as exiting. Not to mention both elevator inspections expired in August. No response about this either. The people that live here scream at the top of their lungs and abuse their dogs. Do not live here. Spend an extra $100 and live somewhere that is actually “luxury”. Biggest mistake and regret only a few months into our lease. The utilities also suck. Dishwasher leaks and our bedroom door doesn’t even shut"

"I am leaving a review after living in this building for 2 years. Upon leaving the apartment I had a good normal living experience here. I preference this because after the experience I had ‘exiting’ this apartment building I am completely annoyed and honestly left feeling very taken advantage of by management. We had not received our security deposit and we emailed management asking about it. They stated they never received our keys and had reached out to us. Meanwhile, we never received anything, and we were the ones that reached out to ask about this. They ‘found them’ a month later then took out $700 for things that never exceeded ‘normal wear and tear’. When you move out you will have to make sure you PROFESSIONALLY steam clean the carpets, PROFESSIONALLY cover ANY HOLES (and when I say whole, I mean legitimately a PIN WHOLE then repaint the walls after stucco because covering it and sanding it wasn’t enough) Do not leave one single crumb (I literally mean crumb) in the stove, fridge, freezer or on any baseboard. These are the reasons they deducted $700 of the security deposit. It’s wild considering there was vomit in the elevator, broken things in the building pretty frequently. Not to mention security is sorely lacking, there is a major package theft issue here, despite the secure mailroom in the lobby. I felt like it was their last chance to get an extra cent out of my roommates and I and I did not appreciate that. At all."

"We love living in the Fountain! I saw the lower rating and wanted to give them a little bump. The noise level is equivalent to living in any other building that allows pets/dogs. We never lost sleep over it. Yes, you can hear your neighbors faintly chatting if they’re speaking louder, and the upstairs neighbors sometimes. Our apartment is pretty and spacious. I find the pricing affordable for the neighborhood, and a decent enough gym space! Management is always quick to respond. This is our third year in the building!"

"If you want to be in the heart of northern liberties, this is the place! We have had a great experience in our 1 bedroom apartment that is plenty big enough for 2 people and a dog. The kitchen has updated appliances and washer/dryer included in each apartment. Management is quick to respond to you if you have any issues (like getting locked out). The amenities in the basement are great too- a nice gym and game room. Great place to live in this up and coming area"

"I have lived in this building for 2 years now and I have had nothing but a great experience! The apartment is cozy and fit both my wife and I comfortably. All the appliances almost look brand new and the kitchen is beautiful. Also another perk is that the building has a state of the art gym that had everything we looked for in a gym. Not only that, there is a great community room and meeting room if you every need one. Lastly, if there was ever an issue, management was always quick to respond and help."
