I tore a one bedroom it was overpriced, small and outdated. There is also nothing to Secure the building Or elevators. I had given Victoria Piccoli The property manager a deposit in four months later I haven’t received. She was extremely rude. STAY FAR FAR AWAY!!!"

"Save yourself the hassle and don’t live here. Still a current tenant and every day that goes by, another excuse is made by the people managing the property. Can’t tell you how many times I’ve heard, “we will look at your leak tomorrow, or whenever the new maintenance person is hired, we will replace your dryer that hasn’t been working since you moved in” Weeks and months go by before any issues are fixed, minor or major. For the amount of money we are paying monthly, if I could give it 0/5 stars I would. I’ve had maintenance requests in for weeks and sometimes months since I’ve moved in and they do not prioritize anything until you see them face to face and maybe they’ll decide to get on top of the issue if you’re having a lucky day. This place is a joke. If I could legally move out today I would."

"Victoria Piccoli (the property manager) is phenomenal! She has made living at the Apex a fantastic experience. If I ever have a question she responds within minutes. Whenever I’ve needed maintenance done in my unit, she ensures her team is on it and that it’s fixed as soon as possible. All around great place to live with great management!"

"I lived at Apex Manayunk for several years. I could talk about the shoddy cabinetry, my habitually broken washing machine, my sometimes nonexistent air conditioning or lackluster and lackadaisical management. But at the end of the day these issues seem completely manageable when considered in perspective to the inescapable fact that the property on which Apex Manayunk is situated floods catastrophically when the Delaware Valley is inundated with rain. "This happens rarely! It won't happen when I live there." Well, Apex Manayunk flooded twice in 13 months when I took up residence (once with Hurricane Isaias and once with Hurricane Ida). Isaias was the warm-up and Ida was the real thing. With Ida (and, to some extent, with Isaias) dozens of cars were destroyed (management made little effort to get people to move them when the floodwaters were approaching); water reached up to the ceiling of the first-floor lobby/gym and the first floor or the Apex Manayunk townhomes (whose residents were subsequently evicted due to inhabitability); all residents were out of the building for about two and a half weeks and didn't have a working elevator for several months once it finally reopened (I told my friends a six-story walkup is only worth it if you're living in the West Village). When the building was flooded and closed to all residents, looting occurred (about one-third of the units were subject to "smash and grabs"), management never made any official communication to the residents about the crimes and it took weeks (weeks!) to fix the smashed doors. The marooned leasees of Apex Manayunk had to form text groups to get any substantive information about the status of the building. Don't believe me? Look up news articles about Manayunk flooding. It's real, it's scary and it can happen any time Philly gets too much rain to handle. 100 year floods happen far too often for that to be any consolation. The property, though beautiful, is only feet from the banks of the Schuylkill River and is the first target in sight when the raging river flow can no longer be contained. When you live in a flood zone, be prepared for a flood. Nature is humbling, and when you look out your window at 2 a.m. because the power's gone out and see nothing but brown, muddy water surrounding the entire property, with the last glimpse of a car disappearing under the gushing water and the Philadelphia fire department rescuing your townhome neighbors on inflatable boats, you'll wonder why you didn't live anywhere else, just a little bit up on higher ground."
