"Disgustingly greedy ownership. You will see either nothing or next to nothing of your security deposit no matter what you do. Additionally, experienced multiple incidents of mice getting in due to structural integrity issues (the older building isn't pretty inside or out); when maintenance was called, glue traps were supplied literally only several days later with no follow-up to speak of. Oh, can't forget about the paper-thin walls and floors either. There are countless reviews hitting on the same points. Truly, the only benefit is the location. Most 5-star reviews are from WVU athletes one can't help but think are incentivized in some way to leave glowing statements. To the owner: your level of greed only demonstrates you will never genuinely be happy. Someday you'll die, likely alone, and all of your efforts to nickel and dime young people will have been for nothing."
"They will keep your security deposit no matter what. I have to take them to small claims court to get our money back. We took before and after pictures of the apartment. We addressed the chipped paint, holes in the walls, missing chairs, broken bed, cabinets broken, and the place was so gross I put my papers on the table and the bottom page stuck to the table. They wanted to take 3/4 of our security deposit. Stating that they needed to paint the entire apartment $400, the cleaning fee of $140 even though we cleaned every surface vacuumed and cleaned the carpets. $150 carpet cleaning. $60 fee for common areas whatever that means. The only acceptable charge was $3 for a light bulb that was in a closet that no one used and was probably burnt out when we moved in. All this to get it into "move in condition" when we left it better than when we moved in."
"Chateau Royale is a great place to live. The staff is very friendly and professional. I had some issues with neighbors when living in my first unit and they helped me resolve the problem by moving me into another unit. The Unit I moved into was in fantastic shape and very clean. The men who moved my furniture for me were so sweet, helpful, and quick. I requested a washer and dryer to be installed and even though I was out of town, it was installed for me on the next business day. They are very prompt and they have an amazing staff. I would especially like to thank Jess for working with me to make my move as seamless as possible and my living experience the best I have had at WVU. Aside from all of this, the location is perfect and a short walk from Ruby Memorial and the football stadium and the apartment prices are very fair. I definitely recommend this place!"
"I read all the reviews stating how you don’t get back your security deposit, how everyone is rude, etc. and thought - there’s no way. While living there we had troubles with our bathroom vent fan which caused mold to grow on our things in the bathroom before it was resolved. The ventilation for our dryer wasn’t even attached to anything leading to the outside, which caused lint and dust to build up and the apartment to become almost unbearably humid. My roommate and I, along with our families, thoroughly cleaned the apartment upon moving out. There was absolutely no damage done to anything. However, we were still charge the $400 fee for repainting even though the lease only states that a full paint must be done IF it is required - which besides normal wear and tear - it most definitely was not necessary. We were also charged another $150 for cleaning fees, so if you are looking for a nice job I would suggest whoever chateau hired out to do SUCH a thorough cleaning because they must pay extremely well! Finally, there was a $60 “common grounds fee” charged against us. Personally, we cannot find it in the lease but have been told (after asking 3-4 times) that it is most definitely there. I appreciate the staff there and I know they have a job to do as well, but after disputing the charges we were told we were given a “reduced rate” but if we wanted they could go back through and charge us at full price for everything. I fully believe they are taking advantage of multiple college students. It’s a great place to live if you want to be close to football games and Ruby, but don’t expect your money back."
