"My husband and I have lived at Avalon Clarendon for nearly 5 years and have overall really loved our experience here (with a few exceptions, which I'll note at the bottom). First off, the concierge team here is unbelievably amazing. Sandy-Lee runs the concierge and her level of service and follow through is unlike anything I've ever seen. She knows every resident by name and goes above and beyond to take care of us. For example, I recently had a Fedex package that was showing as failed delivery 8 days in a row. Fedex customer service was no help. Sandy told me she'd take care of it and personally called every single Fedex driver that delivers to our building and tracked down my package that same day! So amazing. The apartments are more spacious than most others in the area and in my opinion, this is the best location in Clarendon that you can live. Walkability to Whole Foods and Trader Joes is so convenient, but we are just far enough (3-4 blocks) from the Clarendon bar scene that we don't have to deal with noise from that. Opening up maintenance requests through the app is easy and they are good about getting to your request either same day or next day. Some of my neighbors even open requests for light bulb changes lol and they will come and do it for you. The whole maintenance team is so nice and helpful. We miss Falco! Avalon Clarendon is spread out across 3 separate buildings - East, West, and Tower. We live in the East building and think it's great. West building is definitely the hub - it's where concierge and leasing sits and where the gym and community room are. Each building does have its own mail and package room/Amazon locker though, so no worries there. Other than my one Fedex incident, I don't ever have issues with package deliveries in the east building. Noise between neighboring units on the same floor hasn't been an issue for us in either of the 2 units we've lived in. However, noise from neighbors above can be a problem (the sound of people walking or running around). We are now on the top floor, but our first unit was not, and it was surprising how much we could hear our neighbors kids running around up there. Our friends in the West building have the same experience over there too. Probably less of an issue if your upstairs neighbors do not have kids. Our main gripe with Avalon is how much our rent gets raised each year. We moved into Avalon in June 2019, and we have now done 4 lease renewals (not counting when we moved from one unit to another). Our rent has been increased on us 8-12% on each of those annual renewals. Negotiating is difficult to do and onsite leasing staff have little flexibility. They recently started offering 2-year leases, which is definitely worth taking advantage of for that reason. Overall, it's been a great run and have loved living here! Sandy and the rest of the staff are wonderful. But will probably be vacating this year due to continued rent increases."

Sandy and the team always put the residents and resident experience first to foster a safe, warm, and enjoyable environment. I’ve had a few maintenance requests that were handled very promptly and professionally. Specifically, Edwin has helped resolve my maintenance issues for me in a timely and efficient manner and is incredibly patient and pleasant to be around. "Our recent move to Avalon Clarendon’s duplex-style apartment has been an incredibly positive experience. From the outset, the level of professionalism and warmth extended by everyone, from the leasing staff to the concierge (a special shoutout to Sandy!!!), has been exceptional. They’ve made the transition not just smooth, but genuinely welcoming. One of the standout aspects of living here has been the efficiency of the maintenance team. We’ve had a couple of maintenance requests since moving in, and each time, the response was swift, and the staff were not only professional but also very courteous. The location of Avalon Clarendon is another huge plus. Having a Whole Foods, Giant, and Trader Joe’s within easy reach is incredibly convenient for our grocery needs. Moreover, the abundance of restaurants and shops, coupled with the proximity to the metro, just a couple of blocks away, adds to the appeal of this location. The amenities provided here are top-notch. The availability of Amazon lockers and a well-maintained package room adds a layer of convenience to our daily lives. Additionally, the gym and resident lounge are great spaces that enhance our living experience. They are well-equipped, clean, and always accessible. The sense of community here is also worth mentioning. We have found our neighbors to be friendly, contributing to a pleasant and neighborly atmosphere. The management team’s approachability and willingness to assist with any concerns have made living here stress-free and enjoyable. In summary, Avalon Clarendon has not only met but exceeded our expectations. With its blend of great location, excellent amenities, professional staff, and a welcoming community, it truly feels like a home. They generally respond to requests within 24 hours and keep you updated throughout the process. Edwin has been particularly helpful with fixing some recent issues that arose."
"Avalon Clarendon the noisy building nightmare If you rent in either the west building where the leasing office is located, or the Tower building and your apartment is facing the garage (no matter what floor you are on) then welcome to the noise from hell. You will be greeted with a continuous 24 hours noise from the HVAC on top of the retail stores, ducts, vents and ventilation fans with whistling sounds coming from the top of the garage which is on the 5th floor. There is also constant construction noise (mostly by Triad construction Services hired ) that will make you fatigued and feel like you're living next to a loudly beeping construction vehicle every day of the week. Construction often starts before 8 am (including weekends!) so good luck sleeping in! To make things even worse, there are Tesla charging stations on the 5th floor of the garage with never-ending flood of cars all day long going up and down the garage floors to charge their cars, be careful you may get run over by those fast Tesla cars impatient drivers. It gets worse in the weekend with the drivers playing loud music from their car or talking on their phones while waiting for their car to recharge. In each floor of the building, you would also hear a humming sound and vibrations coming from the old ventilation's vents, a total of 4 vents in each floor just outside your apartment door. The HVACs for these vents are old and not insulated creating continuous humming sound 24/7 that navigate to you ear through the thin walls of your apartment and corridors. The management has decided to keep them on 24/7 at the highest setting possible But that's not all, here is another noise torment, kind of saving the worst for last. The Atlantic Service Group (ASG) company that runs the garage in Avalon @ Clarendon is renting a space in the roof top of the garage next to tesla charging station to a car share individual who has 15 cars parked in the garage top 5th floor. An unmarked white RAM Van drives with a cleaning crew shows up multiple times a day, including the weekend, with a loud generator to power their vacuum cleaners to clean the rented cars after they are returned, take pictures, wash, and vacuum the cars. The noise from the generator is so loud that you can still here it after you close all windows in your apartment and pour hot wax in both of your ears. Hope you can still hear my voice through the noise, stay clear from this nightmare my friend and value your health."
