"I was very interested in this complex until I went in for a tour. They did not accept my ID, the same ID I’ve had for the last three years, the same ID that has never given me any issues anywhere else, but because of their faulty systems, they denied me from even taking a tour. I’ve looked at other complexes in the immediate area, and had no problem with taking a tour. The front desk clerk made me feel rushed and seemed as if she was uninterested in the entire process. They didn’t even ask me what I was looking for or what my interests were. I was just given a brief verbal list of general information and then they told me that I couldn’t even take a tour, so it was ultimately just a waste of my time. I would recommend looking for a more professional complex that can properly facilitate the tour process, and one with a leasing office staff that is actually friendly. This was a terrible first impression."
"First - shout out to Halle at the front desk and the maintenance guy. They run this place very well and are always awesome to work with. The office/staff here are by far the best part. Unfortunately, when building ownership changed at the end of 2022, they started charging for parking in their own garage, and no longer reimbursed for parking in the nearby garage. Furthermore, I noticed less community events and less spending. For example, we had an awesome St. Patty's day party with amazing catered food in 2022. No event happened in 2023. Noise can be an issue in this building: if you're on the W Joppa Rd side, get used to 5am dump trucks outside your balcony. Furthermore, my upstairs neighbor was constantly stomping around, which literally was shaking my unit. Never had a problem with adjacent neighbors. The location is perfect though and the building/area is pretty safe, so it's still a great place to live. Highly recommend getting a top-floor unit, unless you don't mind gambling on having annoying upstairs neighbors. Elevators/doors break every now and then, but do get repaired eventually. I have no doubt this apartment was stellar when it first opened, but like most "luxury" apartments, they tend to go downhill over time (especially after being sold)"
"I appreciated the hospitality. Although I’m not a dog person, I love the friendly community. The staff is awesome! They have treats by the entrance area for their furry and non furry residents lol! Overall would recommend, 10/10!!!!"
"The Flats at 703 staff have been phenomenal to work with. Above and beyond for every single thing from the first phone call to the move-in to my bugging them about random things as a new tenant. Erika and Seairra are kind, professional and are hopefully being recognized by the management company for going the extra mile. The exterior, interior common spaces and unit is beautiful. Secured parking is just the added bonus. So happy with my decision to live here."
"I'm a resident here. There was major flooding in this building on a widespread scale. People wanted to leave cause of concerns about their health. They refused to let people leave amicably and attempted to peddle a mutual release that barred us from reviewing "The Flats" or initiating legal action if one got sick as a result of the flooding. They still have apartments that are completely flooded out and gutted and this place hardly lives up to it's luxury monicker. It's not so much about the fact that two floods happened but more so how they treat their residents and that should make you ask yourself...do you wanna live in a building that when they have a major flood and won't give you any indication in writing or verbally that the air quality is currently safe, then try to put arbitration conditions on you getting sick, does that meet your standards for small batch luxury? Location is nice and the rooftop hangout is a draw in the summer, but there are too many worries and legitimate substantiated concerns from residents here about health issues arising from these flooding incidents. Renter beware."
