"They must be paying people to leave good reviews. This was the worst experience of my life living here at this awful place. The setting is the one and only reason this place deserves one star. One person mentioned the playground in the neighborhood i almost spit out my coffee. What playground? Everything is outdated and old. It’s overgrown and not safe for kids. From some of the other comments it seems they may have overhauled the administration maybe even new management. But let me tell you my kids and I lived here and I am in counseling for the trauma we endured while living here. All of our family belongings and pictures and clothing, baby clothes, children artwork, everything was put out after we were evicted and neighbors were allowed to pick through our family memories and take as they wished. I will always have the terrible memories of this place and how they destroyed my family and I over the course of time we lived here. We have never received an apology or anything it was really horrific. Not to mention i was assaulted on the trail behind the property and while I was talking to the police the leasing manager was calling me asking for rent that had already been paid. This is wrong! Stop hiring people who hate people to work to assist people with their housing needs. I am still recovering and receiving a bill even after I received pandemic assistance and our rent was paid I still have this hanging over me on my credit because the owners live in Florida and they could care less how their property is run here in Germantown Maryland. I have reported them to BBB and will continue to tell others of my family’s experience here. Do yourself a favor and if at all possible stay away I know affordable housing is an issue here but unless you want to live with roaches and incorrect billing, pests and rodents, outdated appliances and leaking ceilings and broken a/c and heating just look elsewhere."
"Community is older, but pretty well kept. Maintenance staff works hard to keep things running well. Beautiful setting with lots of older trees and foliage and close to parks and hiking trails. As a long time resident (17+ years) who has moved units within the complex, the wall-to-wall carpeting really needs to be replaced in the older units (or just replaced with LVP which is easier to clean and maintain). Communication could be more pro-active by management office at times (there has been some change in rental office personnel in recent years which may be a factor). Visitor parking availability and policy is a bit restrictive."
"When we went in on our move in date our promised apartment wasn’t ready so we were shown 3 other options, all $100 more. Our apartment was supposed to be “move-in ready” however the vinyl floors were bubbled up, the counters, sinks and tub were rough & bumpy, the toilet didn’t flush properly and our a/c and garbage disposal didn’t work. The dishwasher has fallen out from under the counter, the sink has clogged 4 times and flooded the kitchen, the windows leak, we went 10 days without heat in December, the speed bumps are narrow and tall, there’s only 3 recycling bins for the whole neighborhood and they’re always overflowing, the parking spaces are so narrow you’re almost touching the cars next to you and the office never answers the phones. The ONLY plus is that they accept people with okay credit."
"So I was going to refrain from leaving a review because one of two of my huge issues were not the result of current leasing staff. I’ll start with the positive. Location is great. Amenities are great. Loved the gym and hang out area below the leasing office. Loved the valet trash option and small playground inside the community with a larger one just across the street from the neighborhood. SUPER close to 270 and many Germantown shopping plaza. Now.… On to the bad. I was moved into a apartment that wasn’t quite ready to be occupied as there was a prominent cockroach issue. Worked with maintenance frequently to have that resolved (never did by the way but at least they tried and did lower the count/view of them over time). I was informed by one of the maintenance men that whoever lived there before me they trashed the place so bad it had to be gutted and was left for months to “air out” and frequently had pest control over because the issue was so bad. But I guess greed came over and they leased it to me anyways dispute not fully resolving ongoing pest issue. Now roach issue aside my next biggest issue is that I only lived here for 6 months.from December 2021 to June 2022. I got a new job 500 miles away and had to break my lease. Paid a hefty fee (full months rent) and I packed my stuff up and was gone before July 4th. Now notice today’s date. (1/12/2023). I have yet to receive my security deposit back. While the security deposit isn’t 1,000+ or anything crazy… I wouldn’t care if it was 100 dollars. Rent is high. Groceries are high. Inflation is crazy and I want the money I’m owed. I’ve endured to staff changes. And have yet to receive a single cent. I was last told in November that previous staff had screwed up my ledger and has to go to IT before accounting can release my funds. I don’t know what’s going on over there or who’s running the show but frankly I’m fed up with being dodged, forgotten, and finessed. Tax season will be upon us soon and If I don’t receive my money by the end of February I will be taking legal action to get this resolved and then Heritage will owe my deposit AND legal fees since there seems to be 0 sense of urgency on this matter. Only reason I’m giving 2 stars instead of 1 is because of the location of this place when I lived there but between living amongst roaches from Day one with cigarettes butts in my cabinets to being finessed just because I’m out of state now is ridiculous."
