"There are serious structural and noise issues with building 1. Neighbors next door are arguing at the top of their lungs all year day/night, and you can hear people banging on walls and ceilings and telling each other to shut up. This is extremely distracting when I am on calls and working from home. Walls and floors have absolutely no noise insulation. The walls are completely hollow and so thin that I can turn on google translate on my phone and learn swear words in spanish. Neighbor upstairs walk around all night and the ceiling creaks very loudly, so I am unable to get sleep sometimes. Property managers are fully remote, so all they seem to do is send reminder emails to everyone when there is an issue. Search crime reports in the area, and you will see repeated noise complaints."
"They literally stuck a sticker to my vehicle because I was in the wrong spot. It was pouring when they did this and the sticker is now stuck to my driver window. Also not the sticker was so big I can't even see out the window. They are the worst. Better off living somewhere else. There is no one in the leasing office ever. They dont have a phone number where you can speak to anyone. Trust me yall. Save your money, its not worth it."
"I would give zero stars if that were an option. I currently live here with my 1 year old and 3 year old daughters. I have been renting for the last 12 years. I have had more issues at this property than all 10 of my previous apartments combined. The only true redeeming qualities are the proximity to the braintree split and the maintenance person, Malco. He is one of the best maintenance people I have encountered in my ten plus years of renting. He truly cares about the residents and treats the units as he would his own. Always prompt with a response and fixes whatever he can. Unfortunately, these qualities pale in comparison to the issues you will encounter if you decide to live here. Due to poor construction, poor quality and poor maintenance decisions by management there is not much an onsite maintenance person can do but try to keep up with a deteriorating property. Water has been pouring in through various vents into my living room and kitchen for over a year (I live on the top floor). This has been reported and "fixed" multiple times but the issue persists. The water heater burst and flooded my unit. Multiple HVAC issues. I never write these things but had to speak up here. But if I can save even one person or family from enduring what I have had to endure these past two years then at least that will be something. If you have a family or even if you do not. If you value your time and your quality of life, I would advise against renting here. After giving them multiple opportunities to address these issues, I explained that I would be withholding rent until they resolved these issues which is MA tenant right. They countered that they would treat me "like anyone else with a balance." Which in plain english means...eviction. The quality of the units, the property and the management are lacking especially given 2 bedrooms here now hover around $3k. I have had decent experience at UDR properties like Pier 4 Seaport in the past but maybe there have been changes at UDR these past few years. It may not just be this property. So I would carefully consider any UDR managed properties as you make your decision on where to rent. Rachel responded to this post (below) and, as you can see,indicated they wanted to make things right. I immediately gave her the opportunity but so far she has been of zero assistance. Seems like they respond to the comments (good or bad) to give this illusion of responsiveness and concern to make things right. But to date, they have not done a single thing. FInal update: They did not come close to making "it right." Avoid this place at all costs."
"I've been living in my apartment since late April and it is now October. The apartment is hella nice, well worth the rent. The location is very convenient and the staff is very nice. Any small issues I've had with the apartment have been dealt with quickly and efficiently. Any complaints I might have about living here are strictly the same ones you'd get with any complex. Ridge at Blue Hills is a great place and I'm quite happy living here. I plan on doing so for years and years. UPDATE: Just signed my lease for another year. I can't say enough about how wonderful it is here. I've perused through some other reviews and most of all the complaints I see are things that staff have no direct control over. It's other residents that leave their trash by the compactor instead of in it. It's other residents that sometimes don't pick up after their animals. It's other residents that leave their kids unsupervised to run round the complex leaving trash around. Once staff is made aware of things like this, it's dealt with as quickly as possible and messages sent to residents addressing them. I have found all the staff to be nothing but nice, informative, helpful, and as efficient as possible. I have never had a service request ignored (unlike some places I've lived) and frequently have at least some response within the next business day. Long story short, this place is, and continues to be, well worth the money. I love it here and so does my wife."
"I’ve lived at this property for a few years now and what started as a really good experience has just gone downhill in the last year. When Adam was managing the property, things were attended to, the grounds looked nice and rules were in force to ensure all tenants a clean, safe community. Since Jennifer has taken over “managing” the property, everything has completely turned terrible. She is lazy, unresponsive, and has zero clue how to manage her staff with turnover rates so high, you can’t keep up. Maintenance requests go unresolved for months and tenants are lied to about the status just to keep them “quiet”. Jonathan, the maintenance manager, was once fairly decent under Adam’s leadership, but under Jennifer, he too has become rude, lazy and it seems he is annoyed by life. If a tenant puts in a noise complaint, Jennifer takes no action, and instead makes remarks that she “doesn’t believe the tenant who complained”. What’s worse is person who this tenant complained about, has several lease violations and yet nothing happens. However, when an African American family gets a complaint from their upstairs tenants, Jennifer makes it a point to leave her office and stand outside this tenants door just waiting to hear their dog bark. It’s disgusting. You can’t even walk on the grass outside because dog feces is literally everywhere. For as much as it costs to live at this property, please don’t. Take this from a tenant who has lived here for a long period of time. It isn’t worth it. They are breaking so many Massachusetts tenant laws it is unbelievable. We’ve already been speaking with counsel to determine what our rights are. Renters - beware."
