"Love the apartments and the people but Legend Realestate manages these apartments and I think their current 2.4 star review at the time of writing this really reflects how much they care. Be careful when signing a contract with them as it does not explicitly state that you are not being charged per month but rather 12 monthly payments and therefore your rent will not be prorated for the last moth. For example we moved out on the 14th but still had to pay a full month's rent."
"College park apartments are a pretty good deal for the price that you're paying! The apartments are well kept, clean, updated, and spacious for a couple (maybe not so spacious if you have children). Myself and two other siblings have lived in college park over the past few years and we recommend it to all of our friends. We have not had any major issues with the management so far, and any small issues we might have had they were quick to resolve. I don't believe we currently have an on site manager but Legend has done a great job offering help from their main office. Any negative review about management most likely reflects on the individual apartment managers rather than Legend itself. Maintenance is always quick to respond and more than willing to help. The location is also a plus. It's only a 15 minute walk to the middle of BYU campus, and it is super close to the UVX and Ryde stops. It is perfect for my husband to get to UVU and for me to get to BYU. Smiths is only a few blocks away and there's a great sushi place right next to the apartments. The only downside to the apartments is that the rent price and deposit seems to increase every year. The price is still low enough that it is favorable to other apartments but at the rate they're going you could get a decent two bedroom apartment at the same price in a few years. We will see what happens in the next year to decide if we want to stay with them."
"Very good prices for a spacious apartment for married housing in provo! I absolutely love my little home. On-site managers are very helpful. This actual apartment is cute and very efficient for a good price as a college student/recent grad/newly married couple; the neighborhood is quiet and lovely; and you are close to a bus stop and Smiths. Despite how low LRE reviews are, College Park is actually a really good place to live, as long as you know your contract well."
"As far as apartments in Provo go, College Park is one of the better places to live based on price vs what you get. They have good sized 1 bed/1 bath apartments and are really close to both BYU Ryde and UVX bus stops. They are also close to Smith's and downtown Provo, which is nice. Your experience at College Park may depend on the manager you have because that's who you'll be interacting with most. In the year and a half we lived there, there were 3 managers. We didn't have problems with 2 of them (though they did lose some of our paperwork) but did have some communication issues with the third. These communication issues mostly surrounded the event of our rent check being either lost or stolen from the drop box out side the manager's apartment. Paying by check is the only way to avoid being charged a fee for paying rent (or at least, this was the case when we lived there). Legend Real Estate, who owns College Park, have some undesirable policies about their rentals at CP. Most notably, they refuse to pro-rate if you sell your contract. Thus, even though we moved out May 1st, they expected us to pay rent and utilities for all of May instead of charging the renters who moved in the 6th or instead of splitting the bill. You as a renter can try to get the person taking over your lease to pay you (after you pay Legend), but College Park/Legend will not assist you in this. Also, "year long" contracts go from around August 29th through August 15th of the following year (the end of August through mid August). Although you must move out in the middle of August (unless you are renewing), you are expected to pay a full month's rent in August for the 2 weeks you live there. Also, you can't sublease your apartment, so if you want to go somewhere during the summer and come back, you'll either be paying rent, or you'll have a tricky time finding someone to rent for just a few months. This was the only place we lived as a married couple in Provo, and we really liked the other people living here, but there were definitely some policies that we didn't like."
"Lived here for a year and a half now, and I think we will be here untill we leave Provo. We were lucky to get a newly painted/carpeted/new appliances apartment in the south building, and the south building is also a little bigger than the farthest north building. I don't know how anyone could have a baby here, its pretty small, but it's perfect for a couple. Takes me 16 minutes to walk to the Kimball tower, 4 blocks from Smiths, 2 blocks from the rec center, and a pretty good price. I love my little house here!"
