"Stay away. Place is either a scam or a joke. They will take your money for running the background check, but then good luck getting to see any places. They rarely answer the phone. When they do they tell you that the person you are calling for is not there, but they will call you back... But they never do. If you go there, the receptionist, is very rude and off-putting, you can tell she is a very miserable person, who wants everyone else to feel the same way. Your very presence is an inconvenience to her. After months of attempting to get a place through them, we gave up. I highly recommend everyone else to learn from our cheap mistake, save yourself the $40 per person fee, and use anyone else, but them..."

"This is one of the most horrible, unprofessional, and unorganized rental companies I have ever worked with. They keep no records of payments, security deposits, or communications with tenants. They refuse to put agreements in writing and reply to emails, so you will have no way to hold them to their word. I have been waiting months for a security deposit to be returned, along with headaches and accusations of "not paying rent" months ago, but they won't tell you which month was missed or provide any information about the situation. Avoid this "business" at all costs. Otherwise, be sure to document all payments and communications thoroughly, and push to acquire payment receipts that you can use in court at a later date. Take great pictures of the property, before and after, for proof as well. You have been warned."

"Worst company to deal with and rent from. The ex (who relies on help as he has a TBI) rented at the franklin apartments. The lower level smelled of absolutely piss. The apartment itself was not clean and the walls were not painted. Had different color patches all over most likely from previous renters. The ex had to fix his own broken toilet and actually fixed the washing machine just to utilize it. Lost money in the machines and never got reimbursed. His court appointed guardian was THREE days late giving them a written notice that the renter would be moving out July 1. Gave the notice June 3 verses may 31. The apartment was thoroughly cleaned and scrubbed as well which looked better after verses when he even moved in there. The renter has no drivers license so he was reliant on family members to do errands. Keys were not able to be dropped off until July 10th as they were always closed by the time I was done with work and they have NO drop box to leave them. Finally talking with receptionist I was instructed to leave them at the hair salon in the same building. Hard to drop off keys if they are not open or have no drop box. So this was their reason for NOT returning the $950 security deposit... 3 days late written notice at $30 penalty fee per day x 3 days. Then they claimed a $150 cleaning fee (which apartment was cleaned to existing state), and 10 days late from getting keys (which a lost keys penalty if only $25). Would never recommend them to anyone until they change their practices and clean up that complex."

"The people are really nice, and whenever I drop my check off they are friendly and courteous. However beyond that, maintenance is a hassle, according to my neighbors. They’ve had the property for 6 months and don’t know anything about it. They called on Friday to ask me if they could show my apartment at 1 on Monday (today) and I agreed. They brought the prospective tenant over at 10, no phone call or anything about the updated time. Asked me what kind of heating was in the apartment- they don’t know the property and don’t make the effort. Plowing and winter was another hassle as well, as the company they hired was sketchy and couldn’t find the driveway (which is right by the house and leads to a parking area where cars were parked when they couldn’t find it). Ive also gone to drop my check off right when they open at nine, and I’ve waited til 9:15 and still no one was there and they weren’t open."

"Had a horrible experience with this company. Their maintenance staff was grossly incompetent in my opinion as someone who does maintenance for a living. I don't like hearing from my girlfriend "how she was asked out by the maintenance guy, who didn't fix the fridge." We are still waiting on our security deposit or the legally required letter as to why. If I didn't live 3 states away I'd be going after them in court. I may still."
