"I was hesitant at first to move here after I read some negative reviews. However as soon as I met Robin and Kristina in the leasing office I knew those reviews were off by a mile. There is literally nothing these ladies won't do for you. Questions are answered immediately, and residents are made to feel valued. Maintenance (headed by Mike) is spectacular -- I reported a bad light in my carport and it was fixed the same day! The grounds are clean and well manicured; you would have no clue that dogs are welcome and present if you judged by the landscaping. This place is a gem!"

"Living here a little over 2 years and wouldn't mind renewing for another year. My biggest problem is their inability to provide better notice for inspecting units or doing any kind of maintenance inside unit. I have dogs and a cat. I need enough time to get a sitter for them not 24 hour notice. If I can't find anyone then I have to leave work which is also late notice. They charge almost $100 if they can't come in to do maintenance. Office needs to consider letting tenants with animals know beginning of week so tenants can give better notice to sitters or their jobs. Everything else has been going pretty well and I love the area."

"Never take lease below 3yrs or you wont get the security deposit back. I had leased a unit for 4 months, they charged me $743 for paint and maintenance work. Maintenance supervisor had initially told the work done on unit before my move in was bad. During move-out inspection nothing was mentioned other cleaning. After move-out they sent me a bill with all these charges and they say its because of smell. There are much better managements in Folsom, consider overlook, falls and Preserve. They are better."

"One of the best apartment complexes in Folsom. Decently priced for the area, ALWAYS very clean, and family friendly. Any maintenance request I submit is handled quick and easy, my unit was a pleasure to live in—crown molding, nice carpet, new laminate, washer and dryer in unit—great for a couple or small family. There are lots of other families that live here so it can be a little noisy from 3-6pm when the kids are out playing, but never too late. Next to walk/bike trails, Safeway, Winco, the light rail, and more. Rebecca at the front office is a doll and will answer any questions you have. Very attentive staff and decent gym/pool. For a quiet, clean, and nice place to live in Folsom, I highly recommend."

"Getting worse day by day. I really regret extending my Lease here. My Story: We had the rubber weather strip on the door come off at least a month back. We raised a service request and since there was no stock the request was delayed. Fair enough till here. I called in a few days back to check and added a couple of more things to be addressed. I was told no stock yet and so please wait. Suddenly Maintenance folks come in yesterday and take care of that, and then remove the rubber strip, throw it away and then say " Oh sorry, we don't have this in stock still". My wife asked them to put the old one back, but guess what they have trashed it and now there is a big gap in the door, and lets the dust and insects walk in . Just with the half torn one we had all kinds of insects and toads come in, now its just going to be even more. I walk in to the leasing office telling them, and the response is yes the guys did not know as the purchase team did not tell the maintenance guys. Thankfully it was not our door, else they would have removed the door and asked us to sit at the door saying oops we got rid of your door. Come on guys how can you start your work without checking if you have everything before you start. Also there is no estimate on when the stock will arrive if at all. Second Issue: Did inform the leasing office of the slanting Lamp post more than 2 months back. Maintenance came and told yes we will deal with it later. This never got fixed. Picture attached. Third: We got notices mentioning pressure wash to clean out exterior of the apartments for cobwebs/General cleaning, and I came to know that it happened in other blocks, but for our block towards the end of the trail it never happened. Picture attached. I came to know only recently that other blocks were indeed cleaned. In addition to all this we had our bikes stolen from our Patio in the apartment during the day, since we have people walking in and out of the property knowing that there are no camera's around. I did make a request that at least we can have camera's at the edge of the property, I was told that this will be forwarded to the management, but cannot be guaranteed since it requires a budget. This is fine but anyone planning to move in do consider this as the property is right next to the trail and anyone can just sneak in. Camera's can serve as a big deterrent. Hope the Management considers this Update: Looks like reviews are read by those who should and I got a fix for the weather sheet the same day I wrote the review. Giving them 2 more stars for the promptness to solve the problem"
