"This place is a nightmare on a hellaciously large scale. Let’s begin: when you tour the apartment, the parts you are shown seem nice, well kept, and clean. However, this is the dog and pony show that gets you roped into a lease agreement that will costs you 2-3 months rent to break with no acknowledgment from on site management or Trinity apartments that there is an issue. We were told they simply didn’t agree with our assessment of the state of the apartment and why we wanted to leave so they chose not to document it (Thanks to the Property Manager Alethea Acasio and Ryan Prohaska the Area Manager). Due to the fact that Alethea was going to make us pay last months, current months, and next months rent to break the lease, even though the property had already failed to meet basic living standards, (and also failed to document vagrancy as our reason for leaving) we left when our lease was up. At Arrive Mission Valley, you never “come home” you arrive to urine filled hallways that the homeless population fill and sleep in and have made home instead. It’s not just unclean. It’s UNSANITARY and UNSAFE. To further my point, there was also a shooting on the floor below us a few months back as well as a gang fight at the train station just right outside the complex. I was told I could contact the on-site “security” however they are often difficult to find “promptly dealing with a situation” often means around 4-6 hours later. There are also no cameras anywhere inside the property. So when you experience break-ins and property loss such as we did there will be little to go on. Undisclosed by any of the Arrive Mission Valley staff: the entire first floor is section 8. If I could write a separate review for the Maintenance team Chris, Jorge, and Waymon and give them 10 out of 5 stars I would. I wish I didn’t have to see them so much due to appliances not operating as they should or things breaking so often… but they were always quick to answer requests and with a smile and great attitude as well. Cannot thank these guys enough for the work that they do. One of the elevators is frequently down and broken. The unit had not been thoroughly cleaned when we moved in. I found hair in the freezer and dirty laundry in the washer and dryer closet. Also the hallways aren’t air conditioned. So in the summer it gets extremely hot if you are not in your apartment. Arrive installed solar panels in March of 2023, however instead of saving money my electric bill has doubled. Don’t know how that math adds up unless we’re paying for their solar panels. To be fair, I have addressed my concerns with Arrive Mission Valley. I was told the apartment was on a cleaning schedule. To that affect I have taken pictures through out my time there on various occasions of the exact same urine spot. It never gets clean. Residents are not fined if their animals urinate in the elevator or hallway so it continues to happen. My concerns about how unsanitary and unsafe the apartment had become was not agreed upon by local and upper management and therefore not documented. If you are looking for a place that is unsanitary, unsafe, and staffed by managers who only care that their facade remains in tact, then Arrive Mission Valley is the home for you!"

"Arrive is one of the best apartment buildings I have stayed at in San Diego. It is well organized and has nice friendly workers that make you feel comfortable and they even have amazing parties to bring the community together. The security guards are amazing and make you feel safe and secure as well. Some workers I want to shout out here are Waymon ,Chris, Alethea, Jorge, Jocelyn!"

"Living here has been great. The amenities are very convenient and always available. The neighbors are also very friendly and no one is too loud. The leasing team has also been proactive is creating a welcoming community. They are responsive and helpful when we put in maintenance requests."

"I love living here, office has amazing people who constantly work together to make this a safe place to live. Pool area is beautiful, gym, game room and movie room are enjoyable and friendly neighborhood. Dog park and animal hospital is across the street. I really miss the simple green smell through the building and I wish there was a fax machine with printer in meeting room. Besides the small details, I really appreciate my home. Thank so much."
