"If you are looking to be nickel and dimed for every possible little thing while dealing with incompetent office staff, this is the place for you! Do you enjoy paying for amenities that are always closed? Being forced to pay for “package delivery” that never works. Being unable to contact management when needed? Sign up here! If I could give this place less than 1 star I would. Run far away."

"Prospective renter, made an appointment ahead of time at 12:00, arrived early and the doors were locked to management office. Waited until 12:15, called to confirm appointment, was told the manager Staphanie was running late. Around 12:30 a tenant locked out of their apartment showed up and was unable to reach anyone in the office, so they waited with me outside. 1pm a couple showed up to view an apartment, but as the door was locked and they couldn't get a hold, they left. Tenant left around 1:15 as management had still not arrived. Called number I was given again but no answer, called management company and was told She would be arriving. At 1:35 I called them again as she had not arrived, they asked me to reschedule. I left at 1:40, having waited almost two hours. Whole time I was there I saw people emptying apartments to move out. Looked like a convenient and nice apartment, but signs point to poor management. Leaving review to save others the trouble."

"I lived in Arboleda just shy of 7-years and enjoyed all of the years here without issue. Maintenance was always timely with repairs/addressing issues, office staff was always courteous and generally good about addressing issues or concerns. The security gates don’t work, period. It seems like as soon as they’re repaired, they’re broken and while it would be unfair to blame the resident, they’re 100% correct to do so. People rush the gates and knock them off the track or break that chains and force them open. During the two freezes, we lost water which made living unpleasant. We had our mailboxes broken into twice but management never sent out an email acknowledging the issue. A little “heads up” would’ve been nice. Never had a vandalism or theft issue, only had someone come plowing through the parking lot like a NASCAR track and severely damage (if not total) several cars. The parcel lockers are nice to have. Management has changed hands twice with a new face in the office all too frequently. Be forewarned though, this community is now an anti-smoking property. You cannot smoke anywhere on this property (including your car), That was the final straw I had with this community. Overall the community is nice. I hated the way I had to leave but when your hand is forced too (at no fault of the complex or mgmt.) you have no choice. I’d recommend living here."
