"Today, 1/3/24, I followed up on a situation that happened a few months prior since no one got back to me. On 10/9/23, due to the negligence of the front office, I had called the authorities when someone had started shaking my door handle(up and down). I believed it was an attempted burglary and spiraled into a panic attack which led me to sustaining injuries. When I ran out the back patio to the main office, neither Ashley or Sherri understood why my doorknob was being handled. Ashley did state that the third party painters were making “finishing touches” on exterior of the buildings. When I received a call from Ashley shortly after I returned home, she continued to gaslight me. She stated how the property sent notification of the painters activities. The notification she referenced was sent by Joseline at 3:58pm that day. Around 4:15pm is when I noticed the shaking of my doorknob and saw the two men. I recorded them shortly after at 4:20pm when they still didn’t leave. After speaking with Joseline today, I decided to voice how displeased I am with how they handled the situation. They did nothing and have completely swept it under the rug! Rustico at Fair Oaks, if you believe 15-20 mins is an appropriate time to update your tenants then you are truly incompetent! I had hoped for a sincere apology and that the property would give proper notification of future projects. However you insist on continuing to gaslight me and deflect any accountability to the victim! As of now, I don’t feel comfortable living on this property will be exploring my options on relocation. FOR YOUR SAKE, DO NOT RENT HERE!"

"Everyone was very helpful when we were moving in. Considering we were moving from IL it can be nerve racking trying to find a place based off google reviews. The pool has been being worked on since we got here and the gate is always opened which is a little concerning and doesn’t make me feel super safe. The apartment itself was extremely dirty when we got there and there was dog hair and literal dust and dirt anywhere we wiped. I understand you should clean a place when you move in anyways but this was a whole other level of cleaning we had to do. I like the layout of the apartment and how big the kitchen island is. Our stove is pretty scratched up and something I would have asked to be fixed if I was able to look at before I chose the apartment. I feel like the floors are extremely thin as well unless my upstairs neighbor is an elephant. All and all it’s not horrible but I think calling it a luxury apartment is a bit of a stretch."

"We lived here for about 10 months while we were having a new home built. We closed on our home 12/30/21. We stopped living there January '22 however we still had about half of the apartment with our personal belongings and slowly moved the rest out before our lease was up in March '22. There were a few mishaps while living there with some things I could understand because of Covid. So most of this feedback is for Feb '22 onward. February '22 Texas/San Antonio had another big freeze. We knew this was coming so we went to the apartment and made sure the heater was on and the water was on enough so the pipes would not freeze. A few days after the freeze we stopped by to turn the water off and lower the heater. Someone came into our apartment and the water faucets all the way on and had the heater turned up to around 80 degrees. How did they know we were not really living there anymore? Why didn't they call and ask if they could go in or confirm if we did what was necessary for the freeze? Thats at minimum 3 days where these utilities were turned up more than needed and who has to fit the bill for this. We do, not Rustico. A few days before our lease was up I went and turned in the keys and asked if a walk through was needed before we close out and was advised NO. April '22 we receive a final bill $125 for carpet damages and $15 for no insurance on the apartment. I provided the proof of insurance prior to it expiring and yet I was billed for it. carpet damage fee. I was never advised nor was it in the lease that we had to pay to have the carpets cleaned. There was no damage to the carpets what so ever. The only little damage there was happened to be in one of the closets which was actually caused by the maintenance crew when they were working on our A/C unit. I emailed Greystar and was advised the carpet cleaning was a standard fee. I asked for them to provide me documentation stating this and was never provided the proof. I even provided the section of the lease about the carpets and no where did it state there was a carpet cleaning fee. Greystar replied back to me ONE YEAR later (March 30,2023) (I sent multiple emails in April 2020) advised I must follow the move out cleaning instructions that were provided at move out. We NEVER received any move out cleaning instructions. The only reply I kept receiving was I understand your frustration but never anything to rectify the situation. Fast forward a few more months and now they send me to Genesis Collections. I tried calling Greystar and was advised "theres nothing we can do, your file was already sent to collections. You must communicate with them and they will communicate with us." I've called Genesis multiple times to dispute and nothing has been done there either. Each time I'm told to send the representative an email and I never here back. Now this has hit my credit report. I am a homeowner now but if I ever need an apartment or if one my kids moves into an apartment they will stay away from Rustico/Greystar communities."

"I've lived here for 4 years, and overall my experience here has had ups and downs. However this most recent down was by far the worst one of all and beyond upsetting. Because of this, I will NEVER be renting from another Grey Star community. They poorly planned out to redo the parking in the entire community and put my family in a situation where BOTH of our cars were towed due to the lack of parking, planning, and proper communication on their end. When I went to the office distraught about both of my family's cars being towed and now having to miss a day of work and not having a car seat for my 11 month old, the office manager Jocelyn tried to help but could only really say "well we sent out an email that had bold and unlined letters to move your car" (at 7am where there is STILL little to no available parking). Mind you this SINGLE email that they sent out at 5pm the night before, not even a 24 hour notice was what Jocelyn and Grey Star chose to hide behind as justification for putting their residents in this predicament on their poorly planned project. I know that many other residents didn't even see this email and saw multiple resident cars at the towing lot. So now being out nearly $700 for towing and a day's worth of pay from work, they tried to show "empathy" with a rent credit that did not even cover half of the total loss from this experience. I am truly disappointed with how Grey Star and the Rustico office handled this entire situation from the beginning of this project. They needed to figure out back up parking for their residents prior to this project being started and give better communication/notices, but that's clearly not their problem; only ours."

The construction work has been producing an unacceptable level of noise, even during the early hours of the morning, which has significantly hindered my ability to rest and lead a peaceful life. The constant noise from machinery and construction activities has adversely affected my quality of life, health, and overall well-being. This constant disruption is not only bothersome but also detrimental to my rest and my ability to fulfill my daily responsibilities. I understand that construction is necessary, but I earnestly request that immediate measures be taken to reduce the noise impact, especially during nighttime hours. I suggest that construction during the night be restricted or effective measures be implemented to mitigate the noise, such as the use of sound barriers or scheduling restrictions. I hope that this situation can be resolved promptly, taking into consideration the well-being of the residents affected by this construction. I appreciate your attention to this matter and thank you for any actions taken to address this issue. I am available to discuss this matter in further detail and collaborate in finding a solution that benefits both parties.”"
