"Air conditioning hasn’t worked since last week. The drip pan is leaking into the bathroom and it is no longer cooling in the apartment. The maintenance man didn’t even look at the unit or the blower that is leaking in the bathroom, but instead insisted that all of my issues are because I have a nest thermostat. Like the physical water that is raining down from my ceiling is my fault for having a digital device. Definitely not from the previous maintenance man that drilled holes into the drip pan when he was re-installing the ceiling cover for the blower motor…. At this point I’m begging. I’m supposed to re-sign my lease in two days and I’m not really sure what to do. At this point I’m tired of sleeping an 80° apartment because this company hires incompetent people that are unable to actively look into an issue. However they are great at trying to tiniest reason to dismiss it. My nest thermostat has worked great for the 2 1/2 years that I’ve had it. It’s still calls for cooling and sends the signals to shut it off It’s not responsible for cleaning filters, or cleaning coils, or refrigerant level, or making sure there’s no active leaks in the apartment. I’ve lived here for two years, and they have never once offered or even tried to stop by to change the air filters. I would do it myself, but it’s some weird specialized size that you need to special order. This place is a hot mess and I will post daily updates until they fix my air conditioning unit. Photos documenting the disrepair of the property and the multiple issues with management. The most insulting part about all of it is that I wait until I can be here to call to get service. I work all week and push through the heat waiting for these people to show up and they only stop by for 30 seconds and tell me, it’s the thermometer’s fault that water is raining down from my ceiling. - 2/27/24 Air conditioner is still broken 9 months later. I’ve put in dozens of maintenance requests and had people stop by that don’t put in any work. My entire unit is frozen in my apartment hasn’t gone below 75 in the past two days. To add insult to injury, the leasing office changed it to hours, and refuses to let anybody in, but they have not sent any communication out to any of the residents. It’s been seven months and I can’t even get my AC unit fixed. The living conditions here are unhealthy."

"January 25th made my 3rd month in this community, and I'm still getting used to the utility bills. I'm typically not home very often, so to see my electric bill double in one billing cycle was kind of a kick to the chest. My apartment doesn't really seem to hold heat well, so I try to keep the thermostat around 62. If it's really cold, I'll cave and bump it up to 65 for a while to knock the chill off. I've also been waiting on a few things to be fixed by maintenance for at least a month and a half, but have no idea when to expect those repairs because there is no system in place to notify of how long the wait will be. Over all, I enjoy it here. It's quiet. People mind their business. It's just a cozy place to be, so far. I also really like the fact that we have valet trash service!"

"I moved in about a month ago and I didnt have all my paperwork together but Heather, Savanah and Dominique went above and beyond, even staying late to make sure I could move in as soon as the movers got here. I had a couple of small maintenance issues that were taken care of immediately with polite n personable maintenance men. I am happy here with the extra large rooms, a storage room and a large balcony. what I am not happy with is the mandatory valet trash pick up that I pay $10 a month for an 11 ounce trash can that is to be picked up 4 nights a week and another $25 a month for the valet trash pick Up. They actually picked up my trash once in December. So I carried all my trash to the dumpster which I am paying $14.00 a month to be emptied. So when I asked why I had to pay for a service i was not receiving, i was just told it was mandatory....other than that, i love my apartment and think the staff is wonderful."

"Dominique Sauls has been absolutely amazing since taking over as Manager. He’s very understanding and will help as much as he can. Josh Jones, Ashli Camp and Heather Johnson are amazing as well. They’re very sympathetic to our needs. Very welcoming when you walk in the office and Very respectful. I’ve been living here since March and I Love It. I strongly recommend applying here if you’re looking for a place to live."

"UPDATE: After dealing with their unresponsive staff (Manager Mike) and waiting for a month I still havent heard back when asked about the status of my 600$ refund. Now will be suing them for fraud in small claims court to get my money back. GHETTO ALERT - STAY AWAY This is a review for the ghetto, unsanitary and dingy apartment unit 4263 at Las Colinas Heights. The lease was scheduled to commence on 09/15/2023 for a duration of 12 months. During our walk-through on 09/14/2023, we were shocked to find the apartment in an unacceptable and unsanitary condition, despite it being promised as move-in ready. Our move from Herndon, VA began today with a 16ft truck, but due to the deplorable conditions, we were compelled to cancel our move-in with Las Colinas Heights, leaving us effectively homeless. The following issues prompted our decision to cancel the move: 1. Inadequate lighting and aged paint made the apartment excessively dim. 2. There was a severe roof leak in the bathroom, with a trash can placed beneath to catch the dripping water. 3. The floors were filthy and emitted a strong odor resembling urine. The bedroom lacked both a fan and proper light fixtures, and the carpet was old and malodorous. 4. The patio door lock was broken, posing a significant security risk. The living area lacked both fans and lighting. 5. Kitchen appliances were outdated and in disrepair, leaving doubt as to their functionality. 6. The bathroom mirror was aged and chipped. 7. We suspect potential mold and a lead poisoning hazard. The property management company's response was unhelpful; they urged us to cancel the move if we were dissatisfied with the unit and displayed a lack of cooperation. This predicament has left us in a dire situation, with nowhere to go at the last minute. We were shown a model apartment under the false pretense that it was identical to the unit in question. The incompetence and arrogance of Las Colinas Heights have caused us significant stress and inconvenience, effectively rendering us homeless. We believe that the employee named Sandra, who consistently provides false information, overcommits, and underdelivers, should be addressed appropriately and replaced with someone with an average IQ. Dumb and duffer people shouldn't be handling such situations which can create a havoc in someone's life."
