"Been living here for 2.5 years. Maintenance is pretty quick to respond, no big issues. The lights are pretty dim in the bedroom and the living room. Gym equipment could use an update some of them have been broken for more than a year. Noise levels are ok, a lot of college students who tend to have guests over and play loud music. The place is relatively clean, but the mandatory enrollment in valet trash seems unnecessary. Also parking is $20 per month which is a lot in my opinion."

"I was a delivery driver for a guest who lives in these apartments. Horrible experience walking in. The front girl had a nasty attitude and seemed so annoyed when I approached her. She seemed nice when people came in but as someone who works as front desk you should treat everyone the same and not make it seem like an inconvenience when someone is clearly doing their job. She was so annoyed at whatever she was doing and it rubbed off. As someone who has worked in customer service for 15 years you should learn to hide your facial expressions better and just be kind to people coming in."

"DO NOT MOVE HERE! LIV+ is considered “student apartments” but they take advantage of students with their predatory behavior. The rent has gone up and the amenities have declined. They recently just got rid of cable and overcharge for parking and that ridiculous parking sticker. You pay monthly for pest control but that doesn’t stop the critters (roaches) that are constantly roaming around. I’ve never once seen them come spray but they do have a bottle Ortho Home Defense (generic bug spray) that they sprayed in the new tenants apartments. Tenant placement is the least of their concern. They will force you to live with whomever to met their quota (Pot smokers, pets, ect). The management is horrible and has changed nearly every year. The property is noisy and extremely dirty! Trash is literally everywhere except for in the garbage. Liv+ recently implemented valet trash and failed to pick up my trash twice. They also have a towing service that will tow your car and also leave it damaged at the scene. When you call to report it, they immediately tell you it isn’t their responsibility. Don’t be fooled by their Luxor package system. I’ve had many packages misplaced or stolen. Also, there as been a lot of crime within area (mostly break-ins). Nonetheless, if I could give them a negative star rating I would. Please avoid this place at all cost! I will not be renewing my lease. You have been WARNED."

"I’m currently in my second lease living here and I will say that the maintenance/ management team do not care about any issues or concerns to their tenants, they’re all just working for a check. I have submitted at least 4 maintenance request in regards to the A/C and had to endure 88 degree weather over the summer with the only explanation that I needed to keep “my blinds closed” and have the thermostat above 72 for it to “cool” down the apartment. Not to mention the roach situation all over the bathrooms, kitchen, dish washer, and living area (which I had also submitted 3 maintenance request) and still see them every day. I regret extending my lease as they only give you two months to consider extending or have to settle paying absurdly more for quite literally less than what they state on their website. Rent is all over the place as they forget to add “certain fees/charges” and call you up randomly addressing that “you still have some charges to pay” after the third day even though I already paid my rent. All the amenities in the email & websites are nowhere to be found as I still have to deal with temperatures hotter in my apartment than outside (started in June, we are now close to October). No one throws their garbage bags in the correct spot, management sends out emails with empty threats about charging tenants for leaving them outside their doors, and with other concerns but never deliver. They would rather have all their tenants deal with the disgusting filth, not to mention animal fescues in the halls, than actually resolve the issue. They also just barge in without really knocking on your door, my last tenant roommate ended up leaving due to them walking in on him while he was sleeping with hardly any clothes on and woke up to a maintenance worker in his room This isn’t just “my perspective” it is a living nightmare for every tenant who lives in the apartment complex. The only upside is that it’s the closest to UTA, other than that it’s a cheap money grab for the Owners/Management.. I have submitted various pictures and videos in regards to all of my concerns, the last thing I’m ready to do is pursue legal action as I KNOW I am not receiving all the things stated in my welcome email & what was promised in my lease. For a “Modern” apartment, it feels like I could have a better experience at a Motel 6. (DON’T LIVE HERE)"
