"This place is so poorly managed that the city's code enforcement has advised me to move as soon as I can. Maintenance also took property from my unit and has not returned it. Management is aware of it since they sent me a picture and has stopped responding to my emails when I asked for my property back. Make sure you know your tenant rights because this place will take advantage of you. From a current tenant of 2 years: PLEASE AVOID LIVING HERE AT ALL COSTS. I know times are tough, so we're often forced to live in less than desirable locations, but this place is not worth the headache. Asset Living also has an "F" rating from the Better Business Bureau because they're basically slumlords. Please beware. Among the many issues here: - Only ONE (1) working washer and dryer for all the units in phase 2. If you call the front desk about the problem, they tell you it's a third party and they're not responsible. But we still have to pay all the full facility fees every month. And the only way to add money to the laundry card is in the front office and they sometimes close without notice so good luck. - Out of control cockroach pest infestation that management does nothing about. Yes, they technically send a "pest" person to spray something, but it does absolutely nothing, because they're not sealing holes or cracks and it's not consistent treatment. - They keep raising the rent and fees while fixing NOTHING on the property. - They keep changing towing companies because of all the issues with parking. And so many other problems that I can't list them all. Also, please be aware that any positive reviews you may see are because management ran a raffle for a big screen TV in exchange for positive reviews. (Not sure that is even allowed but it does say something really disgusting about the management here and how they run things.) Happy apartment hunting. Please find somewhere else to live. UPDATE: I have also reached out to the company responsible for the washers and dryers and put in work orders and NOTHING has been fixed. Don't let the property manager's response to this review fool you. They're charging monthly fees for facilities that don't work and they know it. FURTHER UPDATE: I spoke to CSC Service Works today who confirmed that it is the property manager's responsibility to call in a "check run" for non-working laundry facilities, especially when it's multiple machines. So don't believe the lies the property manager is spewing in the response. AS OF 8/26/23 THERE ARE ZERO WORKING DRYERS IN THE PHASE 2 LAUNDRY FACILITIES AND STILL NO UPDATE FROM MANAGEMENT. Also, please be aware that the property manager sent me an email stating that laundry facilities are not part of the facility fees but they're still advertising them as "amenities" so READ THE FINE PRINT of the leasing contract. 12/7/23 UPDATE: I've contacted the city multiple times due to the cockroach pest issue and have been put on a two-week treatment plan that is not followed by management. Furthermore, the pest company they hire has horrible reviews and the cockroaches are not getting better. In fact, they're coming out of the refrigerator now. 1/28/2024 UPDATE: I have not had a working kitchen sink for a week now and water is backing up into the dishwasher and leaking onto the kitchen floor. I have notified management about it and nothing has been done. DO NOT MOVE HERE UNLESS YOU LIKE SLUMLORDS AND COCKROACHES."

"Absolutely do NOT move here. The units are infested with roaches. I couldnt even cook let alone relax in the apartment without always seeing roaches. It was so bad that i couldn’t invite family or friends over because of the roaches. Its disgusting. Then i started seeing them in the oven. That was it for me. This is no exaggeration, look elsewhere. Do not move here. Whether the price is cheap or not. Do NOT move here."

"I lived here over 2 years and a half which means I experienced both old and new management/maintenance teams. Since I am about to leave TX for a new job, I decided to give my feedback. My living here got dramatically improved soon after this new management/maintenance team joined the Montecito Club Apartment. Below are small details on how things have improved. Speed Bumps and Gate - These new features got rid of all the noises that happened outside the unit. Gate prevented weirdos from entering and along with the bumps, it got rid of parking racers.Thanks to this decision, the apartment complex got so much quieter. Since my unit was located right next to the parking lot, this was a huge improvement for me and my dog. Valet trash to big garbage bins and stopped littering - So much cleaner ! I am not sure how the management stopped the littering by lazy idiots but all gone. Also, these big garbage bins attract bugs rather than my apartment. Due to the above, I have not seen a single bug for the last 6 months. Maintenance - finally we got a maintenance team who knows how to fix things and solve on-going property problems. On-going problems Water system - Before we were not able to use water for 1-3 weeks for every month or two due to the system failure and that is now reduced to a few hours per six months for a regular maintenance check up. Now I have water, hot water, and significantly lower water bills. Power outage - none for me after lots of solar panels were installed on the property. Things they fixed in my unit Four wall outlets Ceiling light fixtures Leak/Upstairs bursted pipe due to the historic cold in TX Heater/Air condition During my first year with the old management/maintenance team, I felt so frustrated due to their ignorance and zero response to any of my requests. I had to live in the dark because of broken ceiling light fixtures and without working outlets. Then, by the end of year, this new team showed up and things got changed very quickly and positively. It was not just me but my neighbors felt the differences too. Therefore, I recommend this apartment to anyone who seeks a good quality apartment with awesome people."

"I have lived here for the 3 years and this is the best management so far. Highly recommend these apartments. Office is actually here everyday and maintenance is always getting things done."
