"Nice apartment complex and living in here for almost 5 years now. There were issues but thats understandable for a 25+ year old apartments. The way they handle maintenance request is unlike any other apartment complex in the area. They are always quick to respond and solve the issues. They have a good after hour maintenance process for emergencies which is very effective."

"I am writing to express my disappointment and frustration regarding the recent experiences I've had as a tenant in this community. Unfortunately, my encounters have been less than satisfactory for the following reasons: Poor Communication from Management: The communication from the management has been consistently rude, lacking in patience, and devoid of basic courtesy. As a tenant, I believe it is crucial to have open and respectful dialogue, which has unfortunately been absent. Extended Maintenance Resolution Time: The average time taken to resolve any maintenance ticket has been an alarming three weeks. Timely maintenance is essential for the well-being of the community, and the prolonged wait times are both inconvenient and unacceptable. Neglected Pest Control Request: I submitted a pest control request a month and a half ago, and despite reminding the management twice via email, the service has not been provided. This delay is concerning, as pest control is essential for a comfortable living environment. Ineffective Emergency Response: The emergency contact numbers provided seem to be unresponsive, and there has been no callback when urgent situations arise. I recently faced an emergency over a long weekend, and the lack of response forced me to manage the situation independently. Subsequently, when I reached out on Tuesday through the open emergency ticket, the assistance was belated. I believe that a thriving community is built on effective communication, timely services, and a responsive emergency system. Regrettably, these aspects have been lacking in my experience."

"Took out 1 star because apartment is so old and has ongoing foundation issue that is almost not reparable. Leasing office people are nice and patient, I am sure they are trying their best to make the community better place for everyone. Maintenance guy is one of the kindest I’ve seen. Yes maintenance gets delayed because he is working solo. But he comes and fixes stuff eventually. Great school district, everything is nearby, and very safe neighborhood. It had it’s ups and downs after new management took over, but it’s noticeably getting better."

"1. Quiet environment may here kids playing in the afternoon, that's ok they are not in the apt but outside 2. Mysterious scratches on my car. 3. High ethnically exclusive environment - there are other ethnicities here (few), however if you are of an Indian descent this may be the community for you. 4. Close to great schools and shopping area. 5. Parents do not have to be concerned about the safety of their children since you see them walking, running, and playing throughout the complex. 6. General area is safe. 7. Some residents are friendly, expect a stink face or two if you are not in that ethnic community. Some are still learning we are all people - so proceed with LOVE. 8. Not the city, nor the country - and you would see people walking the streets, and waiting for the bus."

"Apt 106- Recently moved to Grant at valley ranch couple of months back. The management is good. Any enquiries are answered promptly. Maintenance requests are resolved promptly. Apartment is more spacious and more safest neighborhood in Irving. Lisa and Miterio at the leasing office are helpful in addressing any queries relating to leasing and documentation. Overall, great experience living here."
