"Neighborhood's still great. But the effects of gentrifying West 7th and the building of Dickies Arena are being felt in Arlington Heights, as property taxes have skyrocketed. Sure, you'll see the homeowners of the neighborhood posting on Nextdoor threads about how to fight property tax racket. But when you rent, no one's fighting for you. So this small, old 49 unit property tucked in on the bricks in a beautiful Arlington Heights neighborhood... its owners have done what owners do over the last five years to cover property tax - they've increased the rent. But the fact is these apartments lack any and all amenities justifying their current pricetag. A 1B that was adequate at $505/mo... with its lack of W/D connections (instead, residents are provided access to a laundry room that only has four W/D's for a property of 49 units), bathrooms with slow draining sinks, little storage and outdated, difficult to flush toilets... isn't quite as tolerable at $850/mo. And while the standard to which they make ready new units is an improvement over the one I moved into here ten years ago... thicker carpets upstairs and laminate flooring downstairs, more contemporary tones of paint on the walls, nickle-finished knobs on the kitchen cabinets... none of that makes up for: * management not present on site all the time (as they split their duties between Whisperwind and another complex a couple miles away directly across from Dickies Arena) * how their previous, wonderful property manager of the last ten years recently relocated and left behind a much less personable replacement * the owner's brother-in-law, Joe, does not take into consideration a resident's experience when he attempts to make renovations and is possibly one of the least sincere/considerate people you'd ever have the displeasure of meeting. [As examples: he headed up a roof replacement project here a yr ago and rather than having Spectrum come ahead of time to re-cable the property, he cut all cables on the roof to every unit and then put it ON THE RESIDENTS to contact Spectrum themselves to schedule individual appointments to get their own service re-established. He lacks personal boundaries or general respect, as several of my female neighbors in the last couple of weeks have expressed varying degrees of discomfort with Joe with either unwelcome physical contact or two separate reports of residents witnessing him strip down to his boxers in the workshop by the pool, hosing off, and then getting into the pool as an alternative to going home and taking a shower.] The weakness of this property in 2019 is they don't want to invest in making the type of improvements that would actually sustain people willing to pay the prices being asked to currently live here. They're asking the rent they're asking for because property values in the neighborhood have increased, not because the owners have actually done anything in terms of bringing modern amenities to these units to deserve such consideration. Eventually, they'll either cave and repair/invest at the great expense they clearly keep prolonging, or they'll sell and the whole property will be torn down and redeveloped into something that will actually justify the higher rents they're inching towards."
