Aviator West 7th

"If I had written this review a year ago, this would have been an easy 5 star review. I’m not a reviewer — typically if I have a bad experience somewhere I keep walking, but this warrants a review to caution any potential renters. Recently the Aviator has partnered with a predatory tow company and resident’s and their guest’s cars are getting towed on just about a daily basis. Before you say this kind parking enforcement sounds like a good thing, keep in mind parking has NEVER been an issue here. In my entire time living here, I nor anyone else I’ve spoken to who lives here, has ever had any issues finding parking(we literally have a parking garage with empty levels of parking and an elevator), yet this is what the Aviator has decided is their number 1 priority. I’ve had my catalytic converter stolen and my car broken into and I’m far from being the only resident that has happened to and now we can add “constant threat of the office towing my vehicle” to that list of concerns. My girlfriend (who is a resident and on the lease) mistakenly swapped two of her license plate numbers on the site that they make you register your vehicle on and the office promptly had her car towed with no sympathy whatsoever. With $420 fee and a trip to the shady part of Fort Worth 20 minutes away, we finally got her car back. When I moved here 2 years ago, the staff was always super helpful and treated me the same as when I was a prospective renter, but none of that staff still works here anymore. Most of the new staff seem insincere and disinterested in helping. I will say maintenance here is top notch and I have nothing but good things to say about maintenance and the groundskeeper staff. I’m not being over dramatic when I say that I have a constant fear of going out to my car only to find it gone — not because it was stolen, but because it was towed. If the Aviator cares about their residents, they sure have a funny way of showing. **UPDATE** Aviator reached out to me in an attempt to remedy my complaints. I do appreciate the effort and even though they weren’t able to make me whole, I do have to reevaluate all pros and cons together. The location is great and I’ve not had any issues with the units themselves. I am going to leave one star off as much of what I said above stands, but I do appreciate them making an effort."

"The leasing team was so helpful and amazing. The entire process was seamless and stress free, Charles and Marvin were such a pleasure to work with and went above and beyond to answer all my questions. I made the decision to move into Aviator and in less than a week, I had keys to my new apt. I couldn’t be happier with my new apt and the entire complex. I’d highly recommend!"

"We have lived here for almost 2 years. Things have definitely declined in the time that we have been here. The location is great but the security and bldgs are lacking. Pros: 1. Great location. We can walk to most everything that we need. 2. Lots of community activities. There is always something happening with the residents/complex. 3. The maintenance staff is amazing. Any problems within the apartment units is handled quickly. 4. The units are very nice. We have not had any problems with bugs etc. again any problems we have had-maintenance was quick to get fixed. 5. The common room is very nice and great to rent out to host activities. 6. Very nice pools- but beware that LOTS of people come to the pool that do not live here. We supposedly have a two visitor max but not enforced very well. Cons: 1.There is always something broken in the gym. Treadmills don’t always work. We were told at move in 2 yrs ago of new equipment coming but that has not ever happened. 2. Security is a big priority for us. It was good when we moved in but now the garage gates are most always broken. Cars are stolen monthly. We had two scooters stolen while here. 3. Security cameras always seem to be down every time there is a theft or break in. I have not actually heard anyone have success with getting anything off the security cameras. 4. All the doors are supposed to be fob/app entry only to get in. Most all the doors are open all the time now. Majority are broken and that is why they stay open. Rest of the time you have residents propping the doors open because they don’t walk to around. Nothing ever gets done about that. 5. We have found homeless sleeping in the common areas because the doors do not lock. 6. Security officer lives on site but do not expect anything from that. No return phone calls for complaints, no follow ups, and then told by office just to call police when needed. We started out really loving this place but the declines have happened quickly and more often. If security-safety of self/belongings is a priority then you probably want to look around some more. The location is amazing though."

"We have lived here for about a month and have not regretted it in the slightest. We peppered Charles, Gary, Jennifer and Emily with questions left and right as we prepared for our transition and they never faltered and were always ready to help. The neighbors we have encountered have all been friendly, and our dog is acclimating well, to boot. Any issues we have encountered have been quickly remedied and we look forward to what the next year, here, brings us! Update: over 2 months in and still no regrets! We've met and talked to more of our neighbors here than we did in 20 years at our old house! The community is awesome and we look forward to meeting even more of our neighbors!"

"I moved from out of state, arriving to Aviator after a long solo road trip. Gary and Charles were a huge help. I shipped items ahead of time and they placed everything neatly in my apartment for when I arrived (photo of how I found my items attached). During move in there was a dolly I could borrow that saved a ton of time. Now that I’m moved in, the community is clean, quiet, and feels safe despite being close to downtown. Target is walking distance away along with a bunch of other stores and restaurants. Moving here has been a great decision, thanks to the aviator staff for all of the help!!"
