"This apartments I had so many issues when I moved out, I tried to negotiate with them 100% and they refused instead I got a letter of collection at this point I was very overwhelmed by this situation and I paid 200 with my roommate 400 for a dining table that was never broken by us is very sad apartment stuff do this to college students for some reason we pick student facilities so we are well threatened. I live with my best friend that’s the only reason I moved to this apartment to spend our last year together but I don’t think is worth the money you pay for what you get I was in two bedrooms 750 for utilities I pay another 180 up to 200 just electricity was 120. All my classmates spend around 200 to 350 for stuff they never broke so just expect that when you move out. Here is the quality I received the first day. Bad experience when we left."

"Frederick assisted today. He gave a quote of $1104 for a one bedroom apartment. When we went to apply the monthly payment shows $1135. Asked to start 1 Aug 24, the agreement shows 24 Aug, five days after the start of school."

"I recently graduated and moved out in July 2023. Never had a problem when I lived there. However after I moved out, I was charged over $100 for bed paint marks and a dirty toilet. I explained to the bookkeeper Tiffany that when I moved out I spoke to someone regarding the toilet saying that the stains were from the hard water that it was dispensing. The person I spoke with said I was good and I didn't need to worry about it. Tiffany said that she didn't have authority to pardon it so they're still going to charge me $30 for a dirty toilet. As for the bed paint marks, I filled out a move in condition form and listed that mark on there. Tiffany said she didn't have access to the form and when she did, she removed the charge. The fact that I filled out a move in condition form to not be charged for damages only to be charged anyways because they didn't have access to their own files? Arent they supposed to look at your move in condition form when you move out so they dont charge you? BIG red flag. Do not sign with this apartment!"

"Tried to charge my daughter for damage to a closet door that she noted and photographed when she moved in. Charged $242 for her bedroom and bathroom full clean which should be stipulated in the lease. Instead it’s “at management’s discretion.” Daughter tried calling the apartment office and the billing department. Terrible at returning phone calls and emails. Manager Josh was completely unhelpful and kept making excuses and passing the buck. Do not rent here. Find a non American Campus apartment complex in Lubbock. This place preys upon students. The maintenance is also terrible. Daughter’s washing machine stopped draining on a few occasions and it took forever to get that fixed."

"I was a guarantor on the lease for my daughter. When she left the apartment in great condition they tried to charge her for a broken mirror that was like that when she moved it. Finally got that removed after 2 months. Email the bookkeeper….that almost took a month for a response. Then they want to charge $250 for a bathroom cleaning. At the discretion of the manager. I could have someone clean the entire apartment twice over for that amount. Manager Josh completely unhelpful. Everybody want to pass the buck. Takes almost a week to return my call. Pathetic customer service. Go elsewhere!"
