"I hired the PM for my SFH in Detroit, but ended up regretting it very quickly. There is a reason that all their reviews are 5 stars and 1 stars. The 5 stars are likely fake. The team was extremely slow in responding to my questions (takes weeks) and you can never reach them by phone. My house was sitting vacant for 3 months when the work needed to be done only took 1 week. I cannot imagine how long tenants would have to wait to get to them. They made many mistakes in managing the repair work such as double counting the repairs in the quote. What makes it worse is that they asked me to do expensive repairs that were not necessary at all (such as adding outlets when there were already enough outlets). They also didn't make sure the repairs were done properly (gutter was not stabilized and doesn't direct the water correctly). Their turn coordinator also told me I set the rent too high, but in fact I was able to find tenants within days for $1695 when their recommended rent was $1200... After my complaint, they dropped me as a customer in the middle of the repair work and left the whole house without water. What makes the whole experience even more frustrating is that they charged me more than what the contractor charged them in the invoices...this is borderline stealing money...Please note that I'm not talking about the 10% management fees- they recorded the cost at $2,610 when the contractor invoiced them $2,529.50. If you care about return on investment, please walk way. I ended up spending way more time managing them than I would have managing the property myself."

"I suggest not using Suite Properties to manage your rental homes if you are an out of state investor. I contracted with Suite in January 2019. Initially they were very responsive and great. Covid for sure made the rental world difficult for a while but their communication was lacking. In 2022 they were in the middle of an eviction process for my tenant. The tenant appealed, the judge rejected and we were able to move forward. There was a $2800+ to complete the eviction and when the tenant was supposed to be out, she asked for a few more days. Suite asked me if I wanted to give her the few days and that I would have to pay the $2800+ cost if she left on her own. I agreed to give her the few days. A week later she still hadn’t left so I instructed Suite to proceed with the eviction to which they told me because we had given her a few extra days, the eviction timeline now has expired and I need to start the 4-6 month process all over again. This took place on October 7th 2022. I followed up 3 times before I got any response from Suite. Then on November 1st I received an email that I was being dropped as a client and I would need to find another management company to contract with. I was more that frustrated as Suite mismanaged the eviction process, would take 2 weeks to respond to simple emails and then dropped my contract. As an out of state investor this made things extremely difficult for me and I would highly suggest staying away from this company if you’re looking for a fair a reputable property management company."

"I have been working with Suite Properties for about a year now. As an out of state investor it is hard to find good honest partners. Property management is a tough business to be in, but unless you want to own and operate yourself they are essential to you and your portfolios success. Suite handles the accounting, leasing of units, communication through tenants, management of sub contractors and third party vendors, legal processes with tenant displacement, and more for a very reasonable fee. I would highly recommend giving them a call to see if they fit your property management needs."
